JOB TITLE: Corporate Budget Analyst
JOB SUMMARY: The Corporate Budget Analyst oversees annual and acquisition budget processes. This position is responsible for creating and maintaining various financial templates, analyzing data for accuracy, and conducting audits to identify discrepancies and offer constructive recommendations. They will assist with acquisition, disposition, and refinance support, as well as other special projects and process initiatives. This position reports to the Director of Business Financial Services and works closely with the Operations, Asset Management, and Accounting teams.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Build budget templates, load data owner recommendations, confirm data owner recommendations, convert third-party financials to our chart of accounts, analyze and quality check final approved standard and Investor Projection budgets, track deadline compliance, organize partnership reviews and upload approved budgets into software programs.
- Develop budget training programs & resource materials for end-users.
- Provide help desk budget support to field employees and perform troubleshooting of complex template formulas.
- Analyze and monitor the financial performance of properties including benchmarking to budget on both an individual asset and portfolio basis. Assist with monthly owner's report variance explanations.
- Provide support for acquisition, refinancing, and disposition processes, including but not limited to researching and creating SNDAs, Estoppels, rent rolls, stacking plans, tenant notices, initial software set ups, generate initial/revise existing budgets with Asset Management, request internal reserve set ups, and processing transfers for warranties, initial tenant balances, vendors, letters of credit and utilities.
- Review, abstract, and track transition document deadlines.
- Calculate and confirm commercial asset final true ups of income, expenses, and tenant Common Area Maintenance (CAM) between seller and buyer.
- Manage loan document abstract process - coordinate receipt of loan documents with Legal department, submit and track abstract requests, and review and disseminate final abstracts & process billings.
- Conduct various financial audits including Common Area Maintenance (CAM), sales tax, use & occupancy tax, CPI, and tenant/resident accounts.
- Provide backup lease administration and accounting support for the commercial and mixed asset portfolio, as needed.
- Other special projects, process improvement initiatives, and technical template support as needed.
- Compile, analyze, and report on large amounts of data.
QUALIFICATIONS / SKILLS:
- Bachelor's degree in Real Estate, Finance, Economics or other related field, or equivalent combination of education and experience.
- Minimum of 2 to 4 years of relevant experience in real estate and/or finance.
- Previous real estate financial analysis and modeling experience, preferred.
- Knowledge of real estate accounting and financial statement analysis preferred.
- Superior analytical, problem-solving, and MS Excel skills required, including being proficient in implementing advanced functions, such as XLOOKUP, VLOOKUP, INDEX/MATCH, SUMIFS/COUNTIFS, for precise data retrieval and utilizing Pivot Tables to analyze and summarize large datasets.
- Proficiency with MS Office required, YARDI, Argus and MRI a plus.
- Good written, verbal presentation, and communication skills required.
- Able to work independently and balance multiple tasks simultaneously, including project administration, monitoring, and execution; possess good organizational skills.
- Ability to travel up to 10%.
