Salary: 120K – 135K
Summary:
Framework Construction, LLC is the in-house general contracting department of Framework Group, LLC, a multi-family real estate development firm based in Tampa, FL. Framework Construction is seeking a Project Manager for a 294-unit apartment development located in Daytona Beach, FL. The Project Manager will be required to work from the development site.
Reporting directly to the Vice President of Construction, the Project Manager will independently manage all stages of construction for a multi-family development ranging from 200-400 units with budgets of $45 to $90 million, including:

• Budgeting
• Scheduling
• Permitting
• Subcontractor buy-out and contracting
• Site logistics
• Quality control
• Submittal, RFI, and other approval processes including interfacing with the Development Team
• Leading project meetings, including monthly Owner-Architect-Contractor (OAC) Meetings
• Change management
• Cost management
• Subcontractor invoicing
• Owner invoicing
• Managing project turnover, phased occupancy, and closeout
• Managing warranty requirements
• Supporting the project’s Superintendent with coordination of work on site, including supply of adequate materials, manpower, and equipment
• Managing and developing an Assistant Project Manager

Requirements:

• Minimum 5 years of managing multi-family construction projects, including wood-frame construction
• Bachelor’s degree in Construction Management, Engineering, Architecture, Business Management, or related field
• Proficiency in Procore and Microsoft Office programs
• Proven track record of successful project scheduling, budgeting, and cost management
• Strong analytical, written, and verbal communication skills
• Exceptional appetite for problem-solving and collaboration
