Job Overview:
A Project Manager is responsible for overseeing the planning and implementation of an entire project through budgeting, scheduling, sourcing suppliers and planning the project release.
Project Managers must develop a plan of action to get a project completed, working across departments to ensure their needs and wants are included within the confines of the project and budgetary restrictions.
Directly Reports To: Senior Project Manager
Job Responsibilities:
- Responsible for assembling and managing project timelines, job plans, and schedules within profit margin expectations
- Ensure that all PO’s are received and processed and all change orders are received and processed
- Attend weekly project meetings as needed to provide the team with support and help coordinate construction.
- Review RFI’s with superintendents and get the correspondent response from the Architect
- Responsible for onsite assessments including notes, critical dimensions, notes, and pictures of project requests from customers within regional boundaries
- Occasionally, onsite assessments will be located outside of regional markets and may require traveling
- Work with the Superintendents to ensure the punch list is accurate and fits the scope of work performed on the project and is completed within the set time frame. Responsible for onsite project management to ensure that projects expectations align with customer expectations of awarded projects
- Occasionally, projects requiring project management will be located outside of divisional markets and may require traveling
- Responsible for identifying change orders and communicating with superintendents on site and the Sr. Project Managers for change order approvals
- Responsible for project planning as it relates to material pick up and/or delivery, sub-coordination, the scope of work instructions, and tool/equipment requirements to complete the scope of work of a project for crew members and sub-contractors
- Responsible for coordinating schedules, start times, expectations, and specific instructions as they may pertain to individual projects with Superintendents, Purchasing Managers, Project coordinators, and sub-contractors to ensure projects are completed based on expectations and timelines.
Required Meetings:
· Weekly Scheduling Meeting with Director of Construction
· Weekly Purchasing Meeting with Senior Project Manager
· Onsite Customer Meetings as Required
Candidate Qualifications:
- 5-10 years of Construction Project Management experience.
- Ability to read, analyze and interpret construction drawings, work orders and survey notes.
- Excellent technical skills, including using computers, the Internet and file sharing required.
- Strong personal management skills, dedication and organization required.
- Leadership qualities, such as motivation techniques and conflict-management
- Computer literacy for spreadsheet and word processing software
- Time management skills, especially familiarity with calendar management and goal setting
- Familiarity with the work being done by each team member
- Knowledge of project management processes, such as Scrum and Agile
- MS Projects and Procore is a plus
