Summary
The Project Manager is a key person in preconstruction in preparing accurate and well-crafted bids (no hard bids)/proposals and purchasing that result in profitable projects and maintain the quality expected from the company. Responsibilities:
- Oversee the bidding and estimating process for MULTI-FAMILY NEW CONSTRUCTION projects from start to finish.
- Review and analyze project plans, specifications, and requirements.
- Prepare accurate and detailed overall project cost estimates for labor, materials, and equipment.
- Prepare preliminary construction schedule in GANTT chart format; maintain project schedules throughout construction with the collaboration of on-site superintendents.
- Gather and evaluate multiple bids and proposals from subcontractors and suppliers.
- Preparation of contract documents including detailed scopes and schedule of values.
- Buying out commitments in SAGE, preparing and reviewing cost on a monthly basis.
- Negotiate pricing and contracts with subcontractors and suppliers.
- Reviewing and verifying potential change order request from subcontractors and vendors.
- Sourcing new prospective subcontractors and suppliers.
- Working closely with project architects and other professionals
- Track and manage project costs throughout the construction process.
- Provide support to project superintendents during the construction phase by reviewing invoices and budget coding on monthly draws to prevent budget issues (unplanned costs and change orders) from occurring.
Required Skills:
- Five (5) years minimum experience in MULTI-FAMILY Project Management. We consider multi-family construction to be any apartment building with OVER 4 UNITS per building.
- Five (5) years minimum in NEW CONSTRUCTION Project Management.
- Five (5) years minimum experience in bidding and estimating related work experience.
- Two (2) years minimum experience with construction scheduling software.
- Proficiency in project management software and tools including GANTT schedules.
- Excellent analytical and problem-solving skills.
- Excellent attention to detail and accuracy in estimating costs.
- Strong communication and negotiation skills.
- Time management skills to meet deadlines.
- Some previous field experience is a bonus.
