· Serve as Construction lead on site for in-house General Contractor for multi-family projects ranging from 100 to 400 units with various construction types used. Projects are generally located in NC and SC
· Serves as liaison between General Contractor, Development Team, and Owner
· Works with the GC President, Development Team in managing overall construction program with project subcontractors during construction phase by overseeing project schedule, action items, and problem solving issues to deliver the project on time and in budget.
· Works with the project superintendent to develop mobilization and logistics plans to outline the cadence of construction in support of the project schedule
· Based on the project drawings, competes and buys-out the project by soliciting subcontractor proposals broken out by divisions of work.
· Solicits and analyzes subcontractors proposals for cost and scope of work selecting the best value subcontractor considering scope, cost, past performance, and capabilities to successfully complete the work. Coordinates final selections with GC President.
· Formulates and executes subcontracts using company standard subcontract agreements.
· Works with the GC President to develop relationships with construction subcontractors to facilitate bidding on current and future projects
· Administers subcontracts to include approval of invoicing, lien waivers, and change orders. Resolves problems with subcontractors before they impact project performance
· Manages the project budget during the course of construction related to buyout for General Conditions, subcontracts, and project allowances
· Coordinates with the municipality, utility providers, DOT, etc. in working through problems as they arise on the project to maintain or accelerate the project schedule.
· Manages the submittal process with architect and civil engineer. Develops Request for Information and communicates design issues during the course of construction to resolve issues
· Ensures all required inspections for the project are completed in a timely manner to achieve the project temporary and final certificate of occupancy.
· Tracks action items, resolves problems, and mitigates risk to the company and the owner
· Tracks cost, schedule, and performance in accordance with contract documents, schedule of values and expectation of owner delivery
· Leads Owner, Architect, Contractor (OAC) reviews. Presents schedule, cost, submittal, potential change orders, action items, and any resolution plans to keep the project on course
· Manages near term schedules with project superintendent
· Navigates tasks that involve various agency rules, regulations, and guidelines i.e. code, municipal, industry standards, etc.
· Works with the project administrator to develop monthly contract draws to the owner and lender. Assembles the necessary backup information to support the draw
· Manages on site safety program with superintendent
· Develops the project closeout package to be provided to the owner and the property management team for operations
· Works with the project superintendent on closeout of any punch related items and warranty issues for the project
· Assist in the overall transition from construction to lease up with property management team
· Incorporates lessons learned from past projects into future projects to make the company more efficient and effective
· Coordinates warranty requests identified from the Property Management staff after project closeout
