Job description

Construction Manager – Education (Oakland Unified School District)

 

Cordoba is seeking an experienced Construction Manager, with a minimum of 5 years of full-time professional project/construction management experience. Excellent project/construction management experience with experience managing large projects with construction values over $10M. Experience in educational facility construction, public works, or large commercial projects is required.


  • Manage, oversee, and coordinate all facets of the pre-construction, bid and award, construction, and close-out phases of all assigned projects.
  • Plan, organize, and prepare reports regarding the status and/or progress of the projects.
  • Coordinate with all pertinent public agencies during pre-construction and construction to comply with requirements, coordinate compliance with various District and project staff.
  • Continuously manage and monitor both the project budget and schedule to meet the district’s qualitative standards; monitors project budget and ensures that the budget accurately reflects the project status/progress.
  • Oversee and monitor the daily activities of the contractor, review contractors’ construction schedules and submittals, and coordinate responses to the contractors’ inquiries through the Requests for Information (RFI) and other related documents.
  • Review substitution submittals from contractors to ensure specification and/or District requirements.
  • Receive, review, and negotiate contractor change order proposal(s) to achieve fair and reasonable price in accordance with the contract provisions.
  • Review and address any and all schedule impacts in accordance with the project specifications in a timely manner.
  • Review the process and monitor payments for the contractor, architects, engineers, and any other pertinent parties.
  • Monitor and manage project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close-out.
  • Perform other related duties as assigned.

Required Experience:

 

  • A minimum of five (5) years full-time paid professional experience in construction and/or a combination of project and construction management of commercial and/or public/educational facility construction.
  • Three (3) years demonstrating responsibility for coordinating complex projects with construction values in excess of $10M.
  • Salary Range: $120,000 to $160,000 per year

 

Additional Preferred Experience:

 

  • Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).
  • Experience with Division of the State Architect (DSA) construction/design processes.
  • Safety and OSHA Safety Regulations (OSHA 30 minimum).
  • Design-build experience.

 

Required Education:

 

  • College undergraduate but possess more than ten (10) years of construction or project management experience and must initiate the process to earning the certified Construction Manager (CCM) credential within one (1) year of employment.

 

Preferred Licenses and Certificates

 

  • Possession of a valid Certified Construction Manager (CCM) credential, which may substitute for the required education.
  • Graduation from a recognized college or university with a bachelor’s degree in architecture, engineering, or construction management, or related field.
