Compass is recruiting for a Construction Cost Specialist for our Dallas location. The Operations Sales Liaison is responsible for:

This role supports the delivery project team by performing project-level budgeting, bid, and buyout activities. Successful candidates are humble, and curious and demonstrate a zealous focus on disciplined adherence to Compass processes and data integrity.

Responsibilities

• Provide transparent and unmanaged communications, escalating risks and issues that require mitigation and/or resolution.
• Work cross-functionally with Finance and Delivery to ensure our projects are delivered through the Compass Program.
• Participate in the development of the project's initial budget, including the development of clarifications and assumptions narratives.
• Disciplined and consistent use of Compass processes and tools to perform bid processes in new markets and progressive buyouts on our existing campuses.
• Lead the bid submission and review process
• Work with General Contractors to ensure complete bid submission packages, resolving submission errors as necessary
• Review and analyze costs submitted by General Contractors to align their bids and identify gaps, duplications, and mistakes in their submissions
• Negotiate bids with General Contractors as directed and be ready and able to take a firm position when necessary
• Assist the Delivery Manager in preparing a progressive buyout scope package for executive leadership team reviews.
• Create rough order of magnitude estimates for continuous improvement changes.
• Use Compass tools to present all facets of a topic that require executive team decisions and approvals.
• Participate with the Delivery Manager in reviewing new scope packages with the General Contractor
• Analyze and approve General Contractor change order documentation to ensure Compass is receiving the best price for the correct scope.
• Participate in creating rough order of magnitude estimates for potential change orders.

What You Need to Succeed

• Excellent communicator with Executives, Accounting, and Delivery teams. Frequent, high-quality, transparent information flow and escalation of issues is the highest priority for this role. Transparency, curiosity, and humility are essential characteristics.
• Discernment and professional demeanor in all interactions.
• Comfortable with holding a firm position on behalf of Compass during tough negotiations with GCs.
• Comfortable with escalation and collaboration rather than handling problems on their own.
• This role requires extreme organization and the ability to juggle multiple projects in a growing company.
• 5-7 years of construction budgeting and cost experience.
• The candidate will be based in the Compass Dallas office.
• Demonstrated ability to work with cross-functional teams.
