Job description

FDC Management is looking for a service oriented, dynamic & talented individual to join our team! Our beautiful 200-unit apartment community Don Miguel, in Alta Loma, CA is in need of a Full Time Apartment Community Manager. Salary:

· $30 - $34 hourly based on experience, plus bonuses

· Option to live on-site with a 20% discount

Responsibilities:

· Assist in the collection and resolution of rent and other tenant charges.

· Review, approve and process all accounts payable invoices or statements.

· Solicit and analyze bids for maintenance or repair work and coordinate vendor activities for contracted services

· Communicate with owners, tenants and vendors to ensure optimum performance

· Maintain current certification of insurance for tenants.

· Prepare owner and tenant correspondence relating to annual reconciliations, rent increases and sales for percentage rent.

· Maximize the profitability of the property.

· Lead, motivate, and develop a high performing staff. Provide coaching, guidance, ongoing feedback and motivation to staff, ensuring adherence to company policies and procedures.

· Utilize online accounting system, including but not limited to creating and approving purchase orders, invoices. Review budget control reports to ensure property is within budgeted expectations.

· Ensure the effective execution of marketing programs, lease renewal strategies, and resident retention plans.

· Must effectively manage residents’ concerns in a professional and timely manner.

Requirements:

· Must have excellent communication, written and verbal skills.

· Excellent customer service approach to property owners and tenants.

· Superior customer service skills including the ability to manage difficult customers and/or situations.

· Positive attitude promoting team work and career oriented goals, Punctual, dependable, self-starter, ability to multi task

· Knowledge of all policies and procedures, State and Federal Landlord and Fair Housing Laws

· Effective problem-solving skills and strong work ethic.

· Must have reliable transportation

· Must have the physical capacity to walk briskly, climb stairs, conduct visual inspections.

· Must be computer literate. Must have strong English speaking and writing skills.

· Applicants must pass the pre-employment physical, drug and alcohol test, and background check to be eligible for hire.

· Minimum of three (3) years residential property management experience 200+ units

· Oversee a staff of 5 or more

· Able to work under pressure, prioritize competing demands and meet deadlines.

· Ability to work a flexible schedule to include weekends, evenings and holidays if needed.

· CCRM, ARM or CAM Preferred.
