Position Overview: We're seeking a seasoned Commercial Project Manager / Estimator with a proven track record of organizing successful commercial construction projects. As a pivotal member of our team, you'll spearhead and oversee our commercial construction projects, ensuring they're executed with precision and excellence. Key Responsibilities: As our Project Manager, you'll wear many hats. Your role includes:

• Leading project teams with accuracy and confidence.
• Having the ability to accurately observe, absorb, and integrate the processes to estimate projects of varying scopes & sizes.
• Ensuring project timelines and budgets are being met or exceeded.
• Managing stakeholder expectations and fostering strong client relationships.
• Collaborating with diverse project partners, including architects, engineers, and subcontractors.
• Develop and execute project plans, budgets, and timelines.
• Leading and mentoring project teams, fostering collaboration and productivity.
• Managing project scope, resources, and quality control.
• Ensure project compliance with safety and regulatory standards.
• Providing strategic guidance to achieve project goals and profitability.

Job Requirements:

• 5 years’ experience as a Construction Project Manager with experience in various methods of estimating small-med-large projects.
• Experience in Facilities Maintenance, as well as Property Management type work, including Tenant Improvements is a plus.
• Extensive experience in Commercial Construction is a must, and having Residential experience is a plus.
• A clear understanding of how to read and understand specifications and drawings, as well as Construction Means & Methods.
• Must have excellent communication skills.
• Self-starter, and willing to take initiative.
• Experience in manipulation of Microsoft Project & Scheduling, AIA Construction Documents, G702 & G703 Pay Applications & related, BlueBeam software, SketchUp software.
• OSHA Certification is a Plus.
• Positive Attitude.
• Able to work in a team environment.
• Ability to work under pressure.
• Proficient in Architectural plan reviews.
• Competency in project breakdown for hard bids, as well as being able to participate in “T&M” performing & estimating in certain cases.
• Properly facilitate RFP’s and RFI’s.
• Must have experience with buyouts of subcontractor contracts and/or agreements.
• Proficient skills in Microsoft Excel & Microsoft Word.
• Bi-Lingual / Spanish Speaking a Plus.

Additional Information: Although the bulk of this individual’s work, whether acting as Project Manager and/or Estimator, would be performed at One Way’s Offices, this individual would be required to frequent job sites and participate in either manner daily, as each project may require. The individual will report to the Principle/CEO.
