Job Description

Position ensures cleaning standards are met for all facilities including safety and sanitation standards. Position is responsible for hiring, training, scheduling, evaluation, and supervision of all District permanent and substitute custodial staff. Position serves as the swing shift supervisor, responding to routine and emergent building issues as they arise.

CONDITIONS OF EMPLOYMENT


  • Must pass a background check.
  • Must have High School Diploma or equivalent.
  • Must provide transcripts of highest level of education within 30 days of employment.

QUALIFICATIONS REQUIRED


  • Minimum five years of previous and successful experience working in a supervisory/lead capacity with experience in directing/supervising staff preferably in Custodial Related Services/Operations for a school district or equivalent as determined by the Kennewick School District.
  • Demonstrate the high degree of skill and knowledge expected of an Operations Coordinator in the responsibilities listed under the headings “Essential Duties and Responsibilities”.
  • Interpret and apply laws, policies, and procedures relating to labor and building safety and sanitation.
  • Evidence of ability to operate computers to include Word, Excel, Work Order System, and utility usage monitoring software, and other software as required.
  • Evidence of ability to be a self-starter with a demonstrated initiative to implement programs and create efficient operations.
  • The ability to assess and correct issues involving facility sanitation and any custodial/cleaning/sanitation safety related issues.
  • Possess a mechanical aptitude of all building systems.
  • Understanding of blueprints, mechanical systems, and aptitude for troubleshooting building systems.
  • Physically able to do the required work, including heavy and sustained lifting of more than 35 lbs., squatting, bending, stooping, carrying, climbing of ladders, and other functions that are physically difficult and demanding.
  • Show a history of dependability and punctuality, along with positive evaluations and recommendations.
  • Evidence of ability to organize, prioritize and direct staff in order to ensure district facilities meet expected cleaning standards.
  • Evidence of ability to establish and maintain a tactful, cooperative, and effective relationship with custodial employees, other managers and departments, district staff, administrators, and the public.
  • Demonstrated ability to provide professional leadership to others.
  • Evidence of ability to approach assigned work in a professional manner, working toward the common goal of teamwork, pride in service delivery and continuous improvement.

ESSENTIAL DUTIES AND RESPONSIBILITIES


  • Direct and oversee the cleaning/sanitation of District facilities.
  • Hire, train, and assign custodians and substitute custodians to schools. Ensure custodial staffing at facilities and scheduling is adequate and efficient.
  • Schedule and supervise custodial coverage for non-district event use of facilities.
  • Coordinate monthly Lead Custodian meetings and other trainings as required, communicating clear cleaning expectations/standards to custodial staff.
  • Perform ongoing custodial inspections of facilities and address/document unsatisfactory cleaning with facility lead custodian and custodial staff.
  • Develop summer and other break period cleaning schedules, day-to-day beat schedules, and other misc. work performed in facility to including team cleaning and floor care, window cleaning, building power washing as required.
  • Complete inspection following summer cleaning to ensure cleanliness of school prior to opening for new school year.
  • Hires, trains, and supervises custodial personnel. May include building administration in hiring/final selection process as appropriate.
  • Complete annual evaluation of each custodian to include gathering input from principals.
  • Ensure custodians are trained in proper use of equipment and understand basic maintenance and upkeep of equipment.
  • Work with Building Custodians, Purchasing, and Vendors to evaluate, order, and maintain custodial cleaning chemicals and supplies and train District custodians in their proper use.
  • Monitor building supply ordering and usage. Address inefficiencies in over usage of supplies.
  • Coordinate and assist District staff with safety, sanitation, chemical inspections of all District facilities.
  • Assist/maintain custodial chemical inventories in buildings. Ensure appropriate chemical disposal.
  • Work with District Safety Specialist on annual chemical inventory reporting, chemical disposal, mask fitting, and training of staff on various equipment.
  • Ensure chemical Right to Know laws are followed and assist schools with keeping their chemical Material Safety Data Sheets current while facilitating the conversion to the new Globally Harmonized System.
  • Regularly evaluate facility condition (flooring, lighting, windows, roofs-leaks, plumbing, sidewalks, etc.) and work with Maintenance Manager to address replacement/improvements.
  • Coordinate preparation and refinishing of gym floors as required.
  • Completing and following up on employee accidents/injuries at work, completing required forms, work with District Safety Specialist.
  • Monitor facility utility usage and waste disposal costs and implement appropriate cost saving measures.
  • Coordinate waste management disposal pick up scheduling, dumpster size, recycle/cardboard pickup for all District facilities.
  • Assist with the integration of Custodial Services into the calendar-based, Preventative Maintenance/Asset Preservation system.
  • Perform minor maintenance and secure facility emergencies as required.
  • Repair and maintain custodial equipment and/or coordinate the repair.
  • Ensure custodial closets and building custodial inventory are in appropriate order.
  • Generate work orders in the work order system as needed and train custodians on the work order system.
  • Complete assigned work orders as it pertains to custodial related work, equipment, and other misc. requests as assigned.
  • Respond to after-hour emergencies as needed.
  • Interact with Vendors, Inspectors, Contractors, etc. as required.
  • Solicit and manage Vendors and Contractors in completing small projects as required.
  • Perform all duties of the position within the scope of Kennewick School District policies and procedures, including regular attendance and punctuality.
  • Performs other related jobs and duties as assigned by the Building and Grounds Manager.
