Job Description
SUMMARY:
Reporting to the Director of Building Repairs, or other supervisory official, the Assistant Supervisor of Building Repairs is responsible for supervising a group of Carpenters, Masons, Painters, Repairers, Sr. Repairers and other employees engaged in minor general carpentry, roof repairs, HVAC, electric, refrigeration system along with the installation, repair, and maintenance of plumbing and steam systems, condensate return pumping systems with associated auxiliaries, sanitary lift stations with associated piping systems, storm lift stations with associated piping systems, domestic hot water systems with associated controls, fixtures, and fittings.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
  • Inspects and determines the extent and kind of work to be done and develops effective work methods.
  • Supervises and reviews the MSU Carpentry, Masonry, Painting, Roofing Annual Permit projects for code compliance and completion.
  • Assigns and schedules work, gives written and or oral instructions to the employees of the unit, and supervises the performance of their work.
  • Supervises and takes the lead in building inspections, repairs, and building maintenance.
  • Establishes implements and supervises the Preventative Maintenance Program for all carpentry, roofing, masonry, and painting throughout the buildings of the University.
  • Understands and can operate various types of wrenches, gauges, valves and other specialized tools and equipment.
  • Makes inspections to see that proper work methods are being followed, determines the quantity and quality of work done and takes appropriate measures to ensure improvement.
  • Orders, stores, safeguards, distributes, records, and supervises the proper use of equipment, materials, tools and supplies.
  • Prepares reports and records of personnel, equipment, materials, supplies, costs, time and work completed.
  • Plans, organizes, and assigns the work of the organizational unit and evaluates employee performance and conduct, enabling the effective recommendation of the hiring, firing, promoting and disciplining of subordinates.
  • Utilizes various types of electronic and or manual recording and information systems used by the University, office, or related units.
  • Schedules staff, keeps and updates records according to procedures established in the department by using the appropriate Facilities Management Information System in use by Facilities Maintenance and Engineering.
  • Checks and verifies work by contractors engaged by University Facilities for routine maintenance or special projects. Keeps records, contacts and advises on performance of the engaged firms.
  • Utilizes various types of electronic and manual recording and information systems used by the agency, office, or related units.
  • Performs other duties as assigned.
  • Management retains the right to add or change job duties at any time.

QUALIFICATIONS:
REQUIRED:
  • Two (2) years of supervisory experience in the maintenance and repair of Buildings and grounds which shall have included the preparation of cost estimates and workable shop drawings.
  • A driver's license valid in New Jersey.
  • Ability to read, write, speak, understand or communicate in English sufficiently to perform the duties of this position.

PREFERRED:
  • Minimum seven (7) years of experience in work involving the inspection, installation, repair, and maintenance of minor electrical, carpentry, masonry, electrical and of main plumbing and steam systems, fixtures, fittings, appliances, auxiliaries and machinery.
  • Possession of a High School Diploma or GED.
  • Knowledge of the current International Plumbing Code (IPC) utilized in the State of New Jersey.
  • Knowledge of the problems and procedures involved in the inspection, repair, and maintenance of radiators, pipes, water meters, cooling, heating, and irrigation systems, vacuum and condensate pumps, high- and low-pressure steam service lines and traps, pressure and control valves, water, drainage, waste and gas lines, toilet bowls, wash basins, and other types of plumbing and steam fitting fixtures, fittings, appliances, and machines.
  • Ability to analyze read and interpret blueprints and specifications.

This position is designated as essential. The designation of essential requires employees at these 24/7 facilities to be present due to inclement weather situations. This position requires on campus work and is not a position that allows remote work.
S21: $58,031.09 - $82,157.57 Salary Note: Salaries for internal candidates are determined by the New Jersey Civil Service Commission's formula. Salaries for external candidates are determined up to step four, $66,073.25.
