Assistant Property Manager - Rotating

We are seeking an enthusiastic and motivated professional for a part-time Rotating Assistant Property Manager position to cover immediate Dover DE area. This enterprising and resourceful candidate will be expected to create and maintain high quality relationships with our tenants, process storage unit and truck rentals, collect and post rent payments, maintain files and complete data entry into self-storage software.

This independent position will require a self-starter who is available:

Thursday, Friday 8:30AM to 4:30PM; Saturday 8:30AM to 2:00PM; Monday 8:30AM to 4:30PM.

Saturday availablitiy is required.

Proficient knowledge of computers/applications including Microsoft Word, Excel, and Outlook is essential. Experience with self-sotrage systems is a plus.

Self-storage, customer service or hospitality experience are a plus

Must have a clean driving record and valid license.

Storage Administration and Unit Preparation

• Open and Close facility per company policy and procedures
• Conduct facility tours and explain features and benefits; types, sizes, cost of units; hours of operation; discounts; other services and products available
• Prepare, complete, and enter lease agreements/payment information in system
• Collect and process rent payments
• Scan checks upon receipt and report deposit to Bookkeeper
• Maintain accurate records and reports
• Prepare vacant units for rent
• Sweep floor and wipe down walls
• Understand and remain up to date on company policies and procedures

Penske Administration and Truck Preparation

• Conduct tour of trucks and explain features and benefits; types, sizes, cost of trucks; other services and products available
• Process rental agreements
• Collect and process payments
• Complete inspection of outgoing and incoming trucks
• Maintain accurate inspection reports
• Wipe down interior of cab
• Sweep out bed of truck if necessary
• Remove furniture blankets and hand cart from back of trucks
• Return to designated storage unit

Business Development

• Represent and further brand recognition in the community
• Build customer relations by providing consistent high-quality customer service

Report to Property Manager in a timely manner

• Any tenant or customer service issues
• Any issues found while performing tasks in units
• Any issues found while performing tasks on rental trucks

Physical Demands

• Must be able to occasionally lift up to 50lbs
• Must be able to stand, bend, squat, push, pull, reach, and twist repetitively
• Must be able to stand continuously for long periods
• Must be able to climb in and out of trucks
• Must be able to tolerate climate changes

Knowledge, Skills, and Abilities

• High School diploma or GED
• Must be proficient in Computer use and applications
• Ability to collaborate with all levels of the organization and be a business partner with management
• Ability to maintain and ensure confidentiality of employee and company information
• Attention to detail and accuracy
• Perform additional duties as needed and/or assigned

Job Type: Part-time

Pay: $16.00 - $17.00 per hour
