Assistant General Manager
Hillsdale Shopping Center
Hillsdale Shopping Center is an established Super Regional Retail Center located on the San Francisco Peninsula. It is comprised of over 100 tenants and nearly 1.1 million square feet of gross leasable floor area. The Shopping Center features Macys and Nordstrom Department Stores, along with several entertainment venues including Cinepolis 10-Plex Luxury Movie Theater, Pinstripes Bowling Bocce More, Dining Terrace and Sandbox VR. Other large tenants include Barnes Noble, Trader Joes Market, DSW Shoes, Guitar Center, and Old Navy.The Center's present merchandise mix also includes Apple, West Elm, lululemon, Shake Shack, Banana Republic, Sephora, Cheesecake Factory, L'Occitane, Hollister/Gilly Hicks, H M and a number of other quality retailers.
Hillsdale Shopping Center is located in the City of San Mateo, California. Hillsdale is positioned immediately adjacent to the 83 acre Bay Meadows Transit Oriented Development and the Cal-Train Commuter Rail Line. The Center is located 9.5 miles south of San Francisco International Airport and is readily accessed via all major regional freeways on the San Francisco Peninsula.
Position Summary
The Assistant General Manager at Hillsdale Shopping Center will assist in the management and daily operations of Hillsdale, and report directly to the Senior Vice President and General Manager. The candidate will have a high level of communication and coordination with the Center's tenants, internal staff, and the greater Northwood Team.Responsibilities will include supervision of the Security, Maintenance and Building Engineering teams at Hillsdale. This role will assist and support the Hillsdale Marketing team, oversee the contract security, landscape, janitorial and housekeeping functions for the Shopping Center, and consistently provide excellent customer service to Hillsdale's tenants and the surrounding community.
Essential Job Functions
  • Direct and supervise in-house maintenance department of up to seven employees in their duties of property repair and upkeep, custodial requirements and daily operational logistics including refuse removal, tenant deliveries, etc. The candidate will also direct and supervise an in-house team of two Security management employees in their role of monitoring, advising and directing contract security at the property.Conduct annual performance reviews and make compensation adjustment recommendations for the aforementioned staff. Participate in and help to organize regular staff meetings and team building gatherings.
  • Coordination with Hillsdale Central Utility Plant Building Engineering team of eight engineers. The duties of the engineering staff include care, maintenance and repair of the central plant and all mechanical (HVAC), electrical, plumbing and building facilities at the property.
  • Direct service contractors in performing their established job requirements/scopes of work and monitoring quality of performance and adherence to Company policies. Negotiate, implement and enforce vendor service contracts as required.
  • Assist in managing property operations which include (but not limited to): overseeing contract security, and creating programs for a properly patrolled, comfortable environment; conducting regular shopping center inspections.
  • Coordinate with and support new tenant construction along with the Hillsdale Tenant Construction Coordination Team.
  • Serve as liaison between tenants and ownership; meet with tenants on a regular basis and visit stores regularly. Address tenant questions and concerns, administer lease requirements, and seek tenant's acceptance of all center initiatives and requests.
  • Assist in developing the property budget subject to division approval and provide ongoing monthly variance reports; schedule operations in accordance with approved budget. Maintain accounting records detailing income and expenses, and track collection of accounts payable/receivable against budget; assist in rent collection and act / make recommendations on problem accounts.
  • In coordination with efforts of the Senior General Manager, assist in the analysis of the financial aspects of the property and provide monthly financial reporting of operating performance as compared to budget; reporting includes but is not limited to: Net Operating Income (NOI), vacancy, accounts receivable, capital expenditures, and year-end projections.
  • Support and coordinate between Center Operations and Hillsdale Marketing Department on seasonal special events, Holiday set up, tenant sales promotions, etc.
  • Reinforce and maintain relationships with local businesses, community groups, news media, and governmental entities; keep an eye on community trends and either address or escalate concerns within Northwood for response. Open and maintain communication with local police, fire, and civil defense authorities to ensure prompt response, when necessary.
  • Ongoing contacts with various departments, associates, tenants, local businesses, community groups, and governmental entities. Work within the parameters established by Northwood Retail in the handling and response to related inquiries, communications, etc.
  • Assist in lease administration including but not limited to lease compliance, tracking of critical dates clauses, reporting requirements, co-tenancy, and sending out related communications including default letters, cancellation notices, etc.
  • Prepare and modify documents including correspondence, reports, drafts, memos and emails to Northwood Retail and both tenants and contracted vendors.
  • In conjunction with the Senior General Manager, directly assist in preparation of the annual budget and reforecast.
  • Assist with coding, review and approval of the shopping center payables.

Qualifications
  • An undergraduate degree from an accredited college or university with a focus in Business, Marketing, Accounting, Finance, or related discipline.
  • Minimum of 3-5 years of progressively responsible experience in shopping center management.
  • Must bring a background to enhance center operations including detailed knowledge of financial operations, physical operations, security, tenant relations, associate administration, leasing, marketing/promotions/advertising research.
  • Previous supervisory experience including conducting performance reviews and coaching associates to success; or, prior experience exhibiting an understanding of business requirements, leading associates in daily operations, answering urgent requests, and resolving complex business issues is preferred.
  • Ability to manage at both a daily operational level with staff as well as at a strategic level with Company management, ownership, joint venture partners, and lenders.
  • Excellent oral, written, and interpersonal communications skills when dealing with tenants, associates and governmental and community leaders.
  • Strong analytical and decision-making skills; strong business acumen and financial skills.
  • Career focused individual with desire to grow.
