Organization

Under general supervision, the Assistant Facility Manager performs a variety of duties involving general facilities maintenance and repair to the museum in areas such as HVAC, electrical, plumbing, paint, and carpentry. Duties and responsibilities include the operation, routine maintenance, and repair of HAVC equipment, air compressors, chilled water air conditioning systems, and pneumatic control systems; monitoring and inspecting equipment; performing tests and analysis.

  • Operates the Museum HVAC computer operating system, controls the collection HVAC temperature and humidity needs, and maintains HVAC equipment annual preventative maintenance schedule.
  • Maintains mechanical and electrical equipment on refrigeration up to 600V/400 amps, air conditioning units up to 50 tons and cooling towers up to 300 tons.
  • Performs routine maintenance and repairs on pneumatic control systems such as calibrating and repairing air relays, thermostats, pilot positioners, valve and damper operators, and VAV box controls.
  • Cleans and maintains shop, equipment, and mechanical rooms and maintains the parts inventory.
  • Assists with adjustments or replacement of worn or defective mechanisms and parts and reassemble repaired systems.
  • Assists with installation of expansion and control valves, flex and metal ducts, fan coil units, pipes, wiring, and insulation.
  • Performs basic repairs of electrical and plumbing systems and minor modifications to building structure/equipment including door repairs, painting, and patching walls, or installing office equipment. Assists with maintaining records of repairs, replacements, and time spent on each job.
  • Participates in training and educational activities; stays abreast of changing technologies, procedures, and products.
  • Performs related duties as needed to successfully fulfill the function of the position.

Job Location

Required Education: High School Diploma, GED, Vo-Tech or Trade School Certification, AND: 

  • 24 months of refrigeration and air conditioning experience  

Skills:

  • Basic knowledge of tools used to repair and maintain equipment and systems
  • Basic knowledge of the appropriate tools used to repair or adjust refrigeration and other building systems
  • Ability to comprehend and follow general instructions and procedures
  • Able to read and interpret simple schematics, blueprints, and drawings
  • Communicates orally and/or in writing to give and receive instructions or evaluations
  • Performs record-keeping operations making changes to existing records, including those created using Microsoft 365
  • Able to diagnose refrigeration and air conditioning problems and maintain and troubleshoot sophisticated pneumatic and electric control systems
  • Ability to understand and follow safety rules and regulations

 Certifications

  •  Valid Oklahoma Driver's License in order to drive University vehicles or ability to obtain within 30 days from hire date

Advertised Physical Requirements:

  • Hearing, vision, speaking, and manual dexterity
  • Able to drive
  • Able to lift heavy objects (minimum 75 lbs) and use repeated hand and wrist movements
  • Able to climb, including ladders up to 20 feet and working with lifts with heights up to 40 feet
  • Some kneeling, bending, stooping, and crawling
  • Occasional exposure to safety hazards from chemicals and onerous odors
  • Handling greasy materials
  • Using small hand tools
  • Able to work extended hours, including nights, weekends, and holidays, or be on call when needed
  • May be designated as an essential position during emergency closures

Departmental Preferences:

  • Oklahoma State Mechanical Contractor License a plus 
  • Oklahoma State Journeyman or Electrical Contractor License a plus or
  • Refrigeration Service Engineers Society- Universal Proper Refrigerant Practices Certification
  • HVAC/R certificate from an accredited technical school
  • Steam Trap Utilization Training
  • 5 years of Mechanical Journeyman or General Contractor experience
  • 5 years of commercial or industrial heating and air conditioning experience including steam heating and humidification systems

Supervision:

  • May need to assist or oversee outside contractors working in the Museum
