POSITION OVERVIEW
- As a fundamental part of the brand strategy to create experiential living, City Club Apartments curates the best local businesses to be part of our mixed-use communities. In this role, you will work with the head of development and the owner to implement our business development for commercial tenants, networking to find the best local partners, from dining & gourmet markets with award-winning chefs to local and national retailers.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Business Development: Support the development team in the business development of our commercial tenants through market research and analysis, create a network of potential partners within each region that fit our brand profile, develop relations, source prospective tenant introductions, work with development to identify tenant fit out requirements during the development of the building, and provide financial information and revenue modeling to support the development proforma.
- Commercial Real Estate Portfolio Management: Lease and manage City Club Apartments’ commercial real estate portfolio, including but not limited to retail, including restaurants, small box groceries, health clubs, coffee shops, doggy daycares, pet stores, salons, dry cleaners, office, and flex space. When necessary, engage in consulting, brokerage, CAM and tax advisory, contractor consulting, and tenant prospecting.
- Ancillary Income Management: To create, maintain, and engage in ancillary income contracts for City Club Apartments communities, which include but are not limited to cable contracts, laundry contracts, antenna contracts, billboards agreements & valet parking.
- Commercial prospecting on an ongoing basis to build up the bench of prospects for future deals.
- Draft commercial leases and manage leases with tenants.
- Make recommendations for rent & TI based on market knowledge.
- Work with the in-house communications team to create leasing packages and develop and implement a promotion plan, with and without a broker. The ability to prospect without a broker is desirable.
- Day-to-day management of currently managed commercial real estate portfolio of over 100,000 SF
- Manage current ancillary income streams such as Laundry Contracts, Cable Contracts, Antenna relationships, Parking agreements, etc.
- Daily review and abstracting of current leases in place and new leases as they come to fruition
- Weekly, monthly, and quarterly visits of commercial tenants to ensure the satisfaction of tenants and owners. Visits will include travel by car and airplane.
- Work with property management teams on monthly rent collection & tenant relationships.
- Review financial statements and proformas. Produces monthly, quarterly, and yearly goals and consistently keeps those updated with variance to budget
- Creates new ancillary income revenue streams
- Must be able to work on multiple projects at one time, able to stay extremely organized as there will be several projects going on at once
- Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
- Prepares and delivers reports
REQUIREMENTS
- Bachelor’s degree in Business Development or Real Estate preferred.
- Minimum of 5 years’ experience in commercial real estate development.
- Travel
- Real Estate Broker License preferred
- Excellent oral and written communication skills
- Excellent ability to use Microsoft Word, Excel, and Outlook
- Customer service oriented
- Extremely Strong organizational skills are needed. Must be able to multi-task on a daily basis
