01/12/2024Assistant Director of Operations The Assistant Director of Operations works cooperatively with the Director of Operations to plan, organize, monitor and supervise the maintenance, repair and alteration of district facilities, equipment and grounds. They plan for, develop, implement, and manage all capital improvement efforts for the district while supporting maintenance functions and operations necessary to ensure facilities are maintained in good working order. As needed, the Assistant Director assists the Director of Operations with ensuring that the day-to-day cleanliness, maintenance, repairs, improvements, and building security systems are consistently addressed at all district facilities.
SPECIFIC DUTIES:
  • Serves as the liaison for all direction and interaction with the district architects and construction manager.
  • Ensures compliance and reporting with state and local required facility mandates, including but not limited to Health/Life Safety (H/LS), water testing, and the local educational agency (LEA) compliance.
  • Establishes and communicates work completion schedules for all capital projects.
  • Coordinates district preventive maintenance and energy management program.
  • Maintains and updates the Operations Protocol repository.
  • 6.Assists the Director of Operations in developing the annual Capital Budget and the upkeep of the Facilities Assessment (FA) fiscal component that essentially represents the District's 10-year capital plan.
  • Serves as the point person for mediation and communication between contractors and the schools/Associate Principals for Activities and Operations (APAO). Informs the District of high-profile issues and facilitates resolutions.
  • Specifies bids for mechanical goods and services, and contracts professional services as necessary to complete job assignments. Works with the District Buyer and vendors to develop quotes and requests for information (RFI) for facility improvements as needed.
  • Maintains the District Facilities Assessment (FA) through deliberate, cyclical, ongoing coordination with the schools and district leadership.
  • Collaborates with the Business Office to plan for and carry out needed bids and bid renewal for district operations goods and services in compliance with State of Illinois procurement laws.
  • Performs regulatory construction supervision for all district facilities.
  • Surveys, reviews, and coordinates building construction and renovation as directed by the Director of Operations and in coordination with APAOs.
  • Informs the Director of Operations of the operational readiness of the District's facilities, assists with developing specifications for facility improvement and renovations, and provides technical data about the District's facilities as required.
  • Acts as project manager for capital projects, creating and providing specifications for outside contractors or district maintenance staff.
  • Prepares cost estimates and budgets for capital improvement projects.
  • Maintains working knowledge of the Office of the State Fire Marshal (OSFM) Life Safety Code (LSC).
  • Provides field observation and written reports for repair, construction, or major maintenance projects. Ensures that work performed by outside contractors complies with drawings and specifications.
  • Ensures that as-built records are maintained for all construction and major maintenance work performed by outside contractors or district personnel, updates CAD building files, and maintains drawings, specifications, shop drawings, and all project documents.
  • Coordinates developing and maintaining up-to-date CAD school safety plans and supports the schools and the Director of Safety and Security in continually improving the district safety plan initiatives.
  • Facilitates and coordinates punch list activities after the capital projects are completed.
  • Coordinates training operations staff on the topics of facility maintenance, as well as safety compliance and methodology.
  • Monitors and reinforces all fire and safety regulations to ensure that the buildings and grounds are protected from fire and hazards. Coordinate all fire, safety, and regulatory inspections.
  • Secures permits and other regulatory approvals before construction begins. Coordinates required site or facility inspections during construction. Ensures "occupancy" permits are in place when classes resume every school year.
  • On call 24 hours a day in case of district emergency.
  • Collaborates with district and building leadership to ensure equity is infused in practice and remains at the forefront of efforts to disrupt inequities.
  • Performs other tasks assigned by the Director of Operations.
QUALIFICATIONS:
  • A bachelor's degree is preferred, but equivalent experience will be considered.
  • A degree in Facility Management or Architecture is preferred.
  • Must have a minimum of 5 years of leadership experience, supervising a team or crew of staff members in multiple areas of expertise.
  • Must have a thorough knowledge of maintenance, grounds and custodial operations.
  • Must be able to effectively communicate with all levels of personnel.
  • Must have excellent communication skills that demonstrate exceptional customer support for the students, staff and community that we serve.
  • Must have a valid driver's license and maintain a reliable vehicle.

LENGTH OF CONTRACT: Full-Year Assignment
SALARY:
  • Supervisory Grade 7 Range: $115,066 - $143, 833 (2023-2024 school year)
  • Plus Excellent Benefits Package
