Job Description:
As an Assistant Chief Engineer, some of the responsibilities include helping manage the daily activities of the engineer team, training maintenance helpers and entry level engineers, monitor and advise projects team and provide hands on skill when needed. The focus of the job is to maintain building systems for the safe, efficient, and proper operation of assigned properties. Other responsibilities include assigning team members to perform repairs and assists in the operation, monitoring, and performing preventative maintenance and project administration on building systems as necessary. This role is approximately 60% managerial and training and 40% hands on maintenance activities. In the absence of the Chief Engineer, you will perform all the duties required of the Chief Engineer on a short-term basis.

The job responsibilities can be summarized as follows:
Electrical Systems:
- Understanding A.C. circuits, safety procedures, and troubleshooting
- Replacing outlets, switches, lighting components, and conducting infrared testing
- Proficiency in Arc Flash protection, switchgear operations, and interpreting electrical drawings
- Comprehension of electrical code and wiring diagrams
HVAC Systems:
- Knowledge of the refrigeration cycle and preventive maintenance for air handling units and chillers
- Responding to HVAC calls, adjusting chemical treatment levels, and managing BAS settings
- Troubleshooting and repairing various HVAC components, including VFDs and DDCs
Life Safety Systems:
- Understanding and responding to fire alarms and conducting weekly inspections of emergency systems
Miscellaneous Systems:
- Repairing and replacing door hardware, operators, and security systems
- Familiarity with mechanical drawings and wiring diagrams
Management Responsibilities:
- Leading the engineering team, directing repairs and maintenance, and recruiting candidates
- Project administration, budget preparation, monitoring variances, and vendor supervision
Miscellaneous Responsibilities:
- Availability for after-hours and weekend emergencies, training maintenance staff, coordinating schedules, and overseeing maintenance practices
- Acting as team leader and assisting lower-level Engineers as necessary
Required Knowledge, Skills, and Abilities:
- preferred 8 years' building maintenance experience
- High school diploma or GED
- Collaboration and customer interface skills, specialized tool and equipment training
- Proficiency in heavy equipment operation, basic computer skills, and safety equipment use
- English proficiency, leadership history, responsiveness, integrity, customer service, and effective communication skills
