Apartment Complex Superintendent

Job Summary:

We are seeking a highly skilled and experienced Superintendent to oversee the maintenance and operations of our facility. The Superintendent will be responsible for managing the maintenance department. The ideal candidate will have a strong maintenance experience as well as strong leadership.

Duties:

• Supervise, direct, and train other maintenance staff
• Perform minor repairs inside apartments and throughout the complex
• Produce, assign/perform maintenance and repair work orders, in a timely fashion
• Clean, repair, and prepare apartments for re-rental upon move-outs
• Coordinate with external contractors for specialized repairs
• Maintain accurate records of maintenance activities, including work orders, equipment history, and inventory
• Perform annual apartment inspections
• Basic janitorial duties such as garbage disposal, mopping, etc. (when needed)
• Ensure complex is kept clean, safe, and in great appearance
• Maintain a clean and a safe work space
• Report any unusual, disturbing or illegal activity to superior immediately
• Prepare complex for inspections by HUD
• Ensure compliance with safety regulations and company policies

Qualifications:

• Previous experience in maintenance or other related fields
• Previous supervisor experience preferred
• Excellent management skills with the ability to prioritize tasks and meet deadlines
• Experience with hand-held tools and equipment
• Ability to handle physical workload
• Strong leadership abilities with the capacity to motivate and develop a team
• Bilingual (Spanish-speaking) preferred

Job Type: Full-time

Pay: $22.00 - $26.00 per hour

Expected hours: 40 – 45 per week
