Turnover Inspection Specialist
Salary: $55k-$65k based on experience
Classification: Full-Time, Exempt
Location: 87 Florida Ave NW Office and Portfolio Properties
Office Hours: 8:00AM-5:00PM, M-F - required occasional after hours for project management of emergency issues
Position Objective:
This position manages the inspections related to turnover from start to finish and oversees all related components. We all work for each other here and are very much looking forward to seeing you thrive with the tasks below! As such, the following will be core responsibilities:
Manage Move-out and Move-In Inspections for Re-leases and New Properties
Works with maintenance coordinator and home manager who will plan and schedule inspection appointments
Conduct pre-move out inspection and prepare and price scope of work for both a basic package and an upgraded package
Conduct move-out walkthrough for vacant units within 24/72 hours of lease end date
Conduct Move-In inspection after vendors complete the turn work.
Sign off on approval of satisfactory work completion and move-in ready status of home
Generate Move-in PCR and send it to Pod.
Utilize provided tools and best practices to generate a thorough Property Condition Report (PCR)
Compare Move-in inspection to the move out inspection to assess damages
Account for all keys, fobs, garage remotes, speciality items, etc
Assess and coordinate any immediate needs (cleaning, rekeying, landscaping, trash haul) and communicate execution to your pod.
Provide Move-out PCR and security deposit recommendations to Home Manager
Provide any necessary documentation or support for security deposit processing
Effectively utilizes Slack, 1:1 meetings, and team meetings to brainstorm & problem solve issues that come up during the inspection process

Ability to respond to emergencies as they arise
Ability to work a flexible schedule to include weekends, evenings and holidays if needed
Proficiency in email and Google Workspace
Strong interpersonal skills
Knowledge of Apple systems and computers
Ability to quickly learn property management software and tools
Must have a vehicle
