We are seeking a skilled and detail-oriented individual to join our team as a Staff Painter for our properties. The Staff Painter will be responsible for maintaining the aesthetic appeal and structural integrity of our properties through expert painting and surface finishing techniques. The ideal candidate will possess a strong work ethic, excellent craftsmanship, and the ability to work independently while adhering to project timelines. High levels of personal responsibility, organizational skills, and drive are required. Efficiency and productivity will be expected and rewarded.
Key Responsibilities:
- Perform interior and exterior touch-up painting of apartment units, common areas, and building exteriors.
- Assist with apartment turnover by repairing and repainting units for new move-ins, often within very short windows of time.
- Prepare surfaces for painting by cleaning, scraping, sanding, and filling holes and cracks.
- Select and mix paints and stains to achieve desired colors and finishes.
- Apply artistic techniques for touching up damaged wood grain, wallpaper and other surfaces.
- Apply paint and other finishes using brushes, rollers, or sprayers.
- Ensure proper protection of surrounding areas and furniture from paint and debris during the painting process.
- Repair and patch damaged drywall as needed.
- Inspect completed work to ensure quality standards are met and make any necessary touch-ups or corrections.
- Maintain painting equipment and tools in good working condition.
- Collaborate with property management to schedule and prioritize painting projects.
- Follow safety protocols and regulations to prevent accidents and injuries on the job site.
- Work with the maintenance team to ensure adequate caulking and weatherizing.
Requirements:
- Proven experience and training as a painter, preferably in a residential or commercial setting.
- Proficiency in surface preparation techniques, including sanding, caulking, and priming.
- Strong knowledge of paint types, finishes, and application methods.
- Ability to work independently and manage time effectively.
- Excellent attention to detail and a commitment to delivering high-quality workmanship.
- Physical stamina and dexterity to perform tasks that may require standing, bending, and lifting.
- Good communication skills and the ability to work collaboratively with other team members.
- Valid driver's license and reliable transportation to travel between locations.
- Willingness to comply with company policies and safety guidelines at all times.
Preferred Qualifications:
- Experience with minor carpentry repairs, epoxy application, and surface restoration.
- Familiarity with environmentally friendly paint products and practices.
