SUMMARY
Perform inspections, maintenance and Repairs of building equipment and fire protection features per regulatory compliance requirements, respond to customer calls, and provide support during emergencies.
JOB SPECIFIC COMPETENCIES
Maintain, Repair, Troubleshoot Performs repairs, troubleshooting, inspections and preventive maintenance on various equipment, building features and utility systems using one or more craft trade skills.
Maintains records of materials, jobs, and other pertinent information.
Inspects and Repairs fire protection features such as Fire Door Assemblies and fire barrier walls; adjusts and replace door closers.
Cleans and maintains equipment and work areas.
Applies basic craft knowledge and skills by following work instructions to:
Repairs and replaces ceiling grids and tiles.
Responds to HVAC hot/cold calls, odors, exhaust issues, repair or support to replace equipment, etc.
Repairs vinyl and carpeted floors.
Responds to unclog water closets, sinks, floor drains, use sewer machines on floor drains, replaces faucets, valves and fixtures, etc.
Performs electrical tasks such as clean/replace light diffusers, replace lamps and ballasts, switches and receptacles, etc.
Assists with preventive maintenance as required by the assigned tasks.
Manages assigned work orders to be completed as scheduled.
Ensures all completed work meets professional standards of cleanliness, maintenance and safety in accordance with work instructions.
Knowledge of the occupational hazards and safety precautions of the job.
Improves knowledge about the building and utility systems. Engage in collaborative efforts by team members from all craft shops to resolve problems and Repair/upgrade deficiencies in the utility systems.
Interprets and works from instructions, prints, sketches and diagrams in the installation of electrical systems. May coordinate the workflow of technicians and mechanics. May assist with outage Investigations. Participates in process improvement initiatives.
Respond to customer calls Respond to customer calls and provide customer
services. Communicate on an ongoing basis with
customers and clients to determine current
status of deliverables and to learn customer needs.
Report and Document Provide complete information to accurately document
corrective action, labor hours, and materials used on work orders.
Timely communication to supervisor of any other issues encountered during the
performance of work.
Emergency responses Emergency responses for facilities including code red alarms.
Other duties as assigned
High school diploma or equivalent. Five years experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation).
