The Senior Manager-Facilities is responsible for all facility management functions for all the Phoenix, Arizona locations. Facility management responsibilities include building and grounds maintenance, asset management, space planning, construction management, facilities services, and compliance (facility safety / environmental & quality).
Job Responsibilities
- Responsible for facilities quality system as it pertains to: Commissioning and qualification of facility assets/processes, Engineering Change Management, Change Controls, Deviations, CAPA, Impact Assessments, Root Cause Analysis, FMEA, Risk Analysis, and Effectiveness checks.
- Represents facilities with internal and external audits. Interacts with auditors and internal quality assurance.
- Creation/Revision of Standard Operating Procedures and facility processes. Responsible for Good Manufacturing Practices and Good Documentation Practices.
- Develops and measures facility KPIs (Key Performance Indicators) and associated actions.
- Responsible for facility departments training metrics and SOJT (Structured on The Job Training)
- Supervises and leads a team of non-exempt individuals / vendors accountable for providing facilities support.
- Prepares work schedules, assigns work, and oversees the work product (while minimizing overtime) utilizing a CMMS (Computerized Maintenance management System).
- Trains and develops facilities team. Provides direction to and development of associates through daily coaching, the administration of Performance Management, and the creation and implementation of development plans.
- Implements and oversees preventative maintenance programs for the ongoing maintenance and repair of buildings, grounds, and equipment.
- Coordinates space plans that facilitate interdepartmental and organizational growth.
- Responsible for initiating and monitoring the Facilities related tasks, projects, and tickets and communicating them to leadership in a timely manner.
- Assists Caris Security with security system and subcontractor coordination (locksmiths and access control) as needed.
- Assures optimal functioning of building systems including HVAC, Plumbing, and Electrical.
- Conducts periodic systems maintenance inspections and provides for the completion of preventative and corrective actions for laboratory MEP systems and other building equipment.
- Performs maintenance and repair of the facility; including performing routine maintenance duties such as shelving / cabinetry installation; furniture moves, drywall patching / painting, and minor office modifications.
- Develops, implements, and reviews equipment and maintenance logs.
- Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains a clean and safe work environment.
- Responsible for managing janitorial services and upkeep of the facility.
- Key liaison with property management for leased facilities.
- Interfaces with Property Management Company's Building Engineer to ensure all work that is done by the building owner is completed satisfactorily.
- Responsible for overseeing the activities of contractors working within the building either as a representative of the building itself or tenants operating within the buildings.
- Ensures proper invoicing, payment of janitorial, maintenance, and vendors and verify proper completion of the work.
- Responsible for Safety as it relates to a facility condition, activity, construction, etc.
- Assists with safety related inspections and, where related to a facilities department responsibility, sees that safety issues are corrected.
- Assists as needed to perform other related duties and special projects as required.
- Responsible for meeting assigned facility budget, not exceeding budget target.
- Responsible for small Capital projects adhering to scope, Budget, and Schedule
Required Qualifications
- High School diploma or equivalent.
- 5+ years of facilities management experience required. Strategic facility planning and asset management experience are a plus.
- Conditions of Employment: Individuals must successfully complete pre-employment process, which includes criminal background check, drug screening, and reference verification.
Preferred Qualifications
- Certified Reliability Leader, Degree in Architecture, Engineering, or facility management area preferred, but not required as equivalent experience or certifications will be considered.
- 3+ years working in a highly regulated industry.
Physical Demands
- Ability to inspect building systems and work at a computer.
- Lift up to 50 lbs.

- All job specific, safety, and compliance training are assigned based on the job functions associated with this employee.
Other
- This position requires periodic travel and some evenings, weekends and/or holidays.
