The position of Senior Manager Corporate Real Estate will be based out of our Dallas, TX location! (Hybrid)
Summary
The Senior Manager Corporate Real Estate is responsible for execution of Real Estate strategy across the company's 500+ retail, distribution, and office locations. The role will manage end-to-end Real Estate processes that include, but are not limited to, property identification, lease negotiation, lease renewals, subleasing, property acquisition, and property disposition. The Senior Manager Corporate Real estate will be responsible for leading a team of internal Real Estate professionals and coordinate work of third-party transaction service provider within the broader Enterprise Support Services organization.
What You’ll Do
- Lead a team of internal and external Real Estate professionals in property identification, lease negotiation, property expansions, lease renewals, broker service management, transactional management, lease administration, landlord payment coordination, and lease audits
- Manage and develop Region and Market-level plans by collaborating with Operations Leadership. Present plans annually at the cross functional Market Planning meetings
- Maintain close communications with Operations partners throughout the transaction process
- Develop and maintain strong working relationships with diverse Landlords, Developers, and Brokers that may prove useful in supporting the strategic business interest of Rexel USA and all of its sister companies
- Manage of third-party Real Estate transaction services company and ensure service level performance adherence
- Negotiate business terms and conditions of contracts with a variety of landlords, from small investors to REITs, while maintaining ongoing communication with attorneys and third-party transaction service provider on contract status. Demonstrate a strong understanding of economic implications of all negotiated terms.
- Provide strategic consultation to Functional, Regional, and Branch level management with regards to facility location, market availability, lease obligations, and lease amendments
- Facilitate and support the identification and implementation of Real Estate synergies and/or business integration activities as a result of business acquisitions as well as any pre-acquisition due diligence that may be required
- Coach, mentor, and develop internal staff in a manner that promotes their career growth aspirations while also creating a work environment that could be characterized as a best place to work

What You’ll Need
- Bachelor's Degree or Equivalent
- 8+ years of experience required
- Real Estate License preferred
Knowledge, Skills & Abilities
- Considerable knowledge of industry program policies, procedures, regulations, and laws
- Collect and analyze complex data, evaluate information and systems, and draw logical conclusions
- Plan and project management, and maintain composure under pressure while meeting multiple deadlines
- Use a computer with word processing, spreadsheet, database and other business software to prepare reports, memos, summaries, and analyses
- Effective verbal and written communications, including active listening skills and skill in presenting observations and recommendations

- Ability to travel up to 50% and drive small to mid-size automatic transmission car greater than 25 highway miles
