Job Description
Description: The Senior Development Analyst supports all Vecino entities, performing professional level real estate development and financial analysis for corporate financing initiatives. This position will be responsible for supporting the accounting/finance and development teams in all aspects of new development projects from pursuit through the end of construction. The individual will be responsible for modeling, underwriting and finance integration, deal analysis and draw submissions, forecasting and correspondence with investors and lenders. This position reports directly to the Chief Financial Officer and will also work closely with the President, Development, Asset Management and Accounting/Finance.
Job Duties
- Evaluate and screen potential developments to match with the company's investment criteria; Identify financial risks and provide mitigation strategy for risks.
- Work closely with Development to compile due diligence information to perform underwriting via financial modeling for affordable and market developments utilizing a wide range of funding resources unique to affordable housing and/or conventional financing capital stacks. This should include but not limited to underwriting assumptions, market and demographic data, purchase & sale documentation, federal, and state regulatory data where applicable, etc.
- Perform financial modeling and analysis of real estate transactions, including pro forma, budgets, refinancing, sale, cash flow, profitability and return on investment analysis, for presentation and review of the CFO and President
- Underwrite new development projects with assistance from Development Directors
- Participate in the financial closings to ensure completion and accuracy of all financial modeling which includes but is not limited to 10% Test, 50% Test, Basis calculation, Master Disbursement Schedule creation, Tax Credit delivery, Flow of Funds, Closing Draw, Exit analysis, etc.
- Prepares, manages and submits construction draw requisitions and monthly funding requests from closing to conversion to ensure draws are complete and accurate; identify any potential funding shortfalls due to cost overruns and/or capital contribution benchmarks.
- Manages all financing benchmarks for equity and construction to ensure timely capital contributions, as well as loan compliance and conversions.
- Communicate with investors, lenders, asset management, industry consultants, and third parties involved in financing and property valuation.
- Calculates any upward/downward adjusters, coordinates Cost Certification, and ensures 8609 completion and accuracy with Developers and external accountants.
- Works closely with development and finance teams to put together presentations and/or prospectus materials for lenders, investors, and executive staff members.
- Design and maintain the preparation of meaningful financial analyses, presentations, and performance templates to aid senior management decisions.
