Description:
Role + Purpose:- Provide strategic legal counsel on all the Company's Real Estate matters.
- Act as lead attorney for the Real Estate team, drafting and negotiating retail leases and related documents and ensuring that strategic initiatives and the needs of all internal stakeholders are adequately represented in the Real Estate lease negotiation process.
- Assist the Real Estate Team in establishing and updating retail leasing standards and legal strategy for the U.S. store portfolio.
- Negotiate, draft, and finalize new leases and amendments for corporate offices, distribution centers, and other locations worldwide, and various real-estate legal matters related to those locations, including, but not limited to, storage leases, etc.
- Participate in and carry the voice of the legal team during meetings of An American Multi-Brand, Multi-Channel, Specialty Retailer's Real Estate committee.
- Analyze and advise on lease management issues including Landlord demands, defaults, and lease enforcement issues.
- Partner with Real Estate, Store Construction, Store Operations and Finance teams to ensure timely execution of documents and company-wide understanding of relevant provisions.
- Assist with Real Estate litigation, including ADA accessibility complaints.
- Effectively develop/manage relationships with landlord legal counterparts and support the Real Estate team in managing relationships with large portfolio landlords.
- Manage outside counsel.
- Perform due diligence in connection with potential company mergers and acquisitions as it pertains to Real Estate matters.
- Identify opportunities to minimize risks and improve processes and efficiencies related to lease negotiations.
- Draft and negotiate additional types of commercial contracts as needed.
Qualifications:
- 7+ years of commercial leasing experience from a law firm and/or in-house legal department, including extensive knowledge of current retail store lease practices and trends
- Ability to handle high volume of leases and ancillary contracts and meet deadlines
- Proven success in establishing and maintaining business relationships with key stakeholders
- Ability to manage outside counsel expenditures to budget and track and report on outside counsel spend
- Licensed to practice law in the U.S.
