Form of workPercheron is currently looking a Right of Way Associate local to Texas (Telecom and or Electric Transmission experience a plus) to learn survey permission, acquisition, and title research having limited knowledge about property valuation, survey drawings, and alignment sheets. Candidate will have the ability to work remote and commute to the target areas on an as-needed basis to support right-of-way operations. Works closely under the supervision of a lead ROW agent or ROW supervisor to perform internal and external due diligence to ensure accuracy and completeness of land rights.
Under direct supervision, serve as a liaison with landowner/tenant on ownership, easement rights, damage claims, and access issues and utilize the best judgment in functioning as a liaison. Under direct supervision, review third-party development plans and relevant Right of Way records (i.e. easements, permits, etc.) to determine conflicts and resolve them.
Familiarize with company and client policies, procedures, and processes to perform work. Perform land title research under direct supervision. Other duties as assignedLess than a minimum of one year of experience in Right of Way.
Basic understanding of various legal documents required for the project (ie., land-related contracts and agreements for construction, operation, and maintenance of existing and new facilities, including but not limited to, fee simple, rights-of-way, leases, temporary workspace agreements, licenses, permits, ordinances and franchise agreements) General experience in the investigation of survey permission, acquisition, and title research. Limited knowledge about property valuation, survey drawings, and alignment sheets. Ability to complete right-of-way transactions under supervision.
Exercises good judgment and has experience handling confidential information. Must of strong oral and written communication skills and be customer-focused. Good Interpersonal skills to build a relationship with others.
Ability to work autonomously and to collaborate fully as a team player. Ability to pay close attention to details, and present good planning, organization, and time management skills. Ability to work in a team environment and willingness to assume additional or new responsibilities readily.
Ability to maintain regular attendance as per work schedule agreed with the manager (may require working an adjusted work schedule based on project assigned and work overtime if warranted).
