Compass Real Estate Management is a full-service property management, maintenance and leasing company based in Eau Claire, Wisconsin. Title: Maintenance Coordinator

Department: Maintenance

Reports To: Director of Operations

Supervises: Maintenance Technicians, Lawn & Snow Care Team

Summary of Position

The Maintenance Coordinator is responsible for overseeing the daily maintenance operations of the assigned residential apartment units. This position supervises the maintaining and improving of the owner’s real estate investments value. This is done by directing all aspects of the repair and maintenance of our residential apartment buildings. This is including but not limited to: managing vendors, overseeing, and coordinating maintenance technicians, controlling expenses, confirming systems and procedures.

Responsibilities & Duties

× Residents & Occupancy

­ Communicate consistent problems to Property Managers and Director of Operations

­ Report information to Property Manager or Director of Operations for billed back contractor costs and materials to residents if residents are at fault for damages

­ Enters daily time and materials used on property for billing of monthly maintenance costs – sent to Director of Operations for approval

­ Follows up with and responds to resident surveys

­ Complete pre move-out and unit turn inspections

× Facility Management

­ Responsible for all maintenance issues and work orders, external or internal, on all properties in a timely, efficient, and professional manner

­ Organize and maintain all equipment and maintenance shop facilities

­ Purchase of required supplies, tools, and equipment to complete work orders properly

­ Organizing and directing spring and fall clean-up maintenance tasks

­ Develop and assign all work orders and unit turnovers

­ Directing and monitoring snow removal schedule and logs

­ Preform regular visits and inspections of each property to ensure the highest standards are maintained

­ Emergency maintenance on call support for the on-call Maintenance Technician

­ Inventory control and management

­ Ensure OSHA compliance

× Administration & Risk Management

­ Maintain filing system for all vendors, subcontractors, maintenance staff and other filling necessities

­ Authorize and code all maintenance invoices to confirm accuracy

­ Schedule, plan and communicate Maintenance Technician’s duties each day

­ Developing and implementing growth objectives

­ Handle any tenant/resident issues relating to maintenance

­ Assist Director with hiring, leading, and empowering the facilities team

­ Assists Property Manager in preparation of the annual repair and maintenance budget

­ Plan and schedule Capital Maintenance forecasts

­ Cost and monitor all expenses related to the maintenance department

­ Complete and review all relevant reporting with the Director and Owner

Qualifications & Education Requirements

× Familiarity with applicable local, state, and federal laws and regulations

× Knowledge in all Fair Housing Laws and procedures

× High level of organization and attention to detail

× Professionalism

× Listening

× High school diploma, GED, or equivalent

× Bachelor’s Degree or equivalent experience, preferred

× 1-3 years’ management experience, preferred

× 3-5 years’ experience in apartment maintenance or related, preferred
