A Residential Lead Engineer provides a high level of property maintenance knowledge. The position has overall responsibility for maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of residents while maximizing the financial performance. Responsible for maintaining standards and regulatory requirements.
As a Residential Lead Engineer, you will be responsible for maintaining the physical functionality and safety of the facility in the resident's continuing effort to deliver outstanding service and financial profitability. You will be responsible for performing the following, but not limited to, duties and supporting responsibilities to the highest standards:
Building management
Develops, maintains, and implements effective maintenance systems within the property
Plans, develops, controls and implements an effective work-order system that generates speedy repairs, replacements, and special projects
Inspects and follows-up on projects, repairs, or replacements carried out by the department and external vendors and hotel partners
Maintains accurate record keeping of the operations of the department on a regular basis including inventory control records, and ordering of materials and equipment
Oversees the management of operating equipment of the physical plant, residences units and public areas and roof top operations for The Residences.
Manage repair and maintenance project and building improvements by effectively coordinating and planning all tasks in advance of beginning any project. Utilize all possible resources. Coordinate efforts with engineering and other affected departments.
Maintain a quality professional relationship with hotel partners
To coordinate and manage the day to day maintenance and upkeep of the hotel as it pertains to engineering and grounds, under the direction of the Engineering Management
To continually support and improve engineering services that effectively address problems affecting both guests and associates
To analyze problems and to formulate plans to get work done quickly including procurement of materials, parts, etc. and necessary scheduling arrangements with a high degree of quality.
Maintain the physical functionality and safety of the facility including, but not limited to, residential units, public space, residential common areas, front drive and heart-of-the-house areas.
Respond to residential calls and team member work orders in a timely, friendly and efficient manner to assess and repair non-functioning machinery and/or equipment.
Supervises the day to day operations of Engineering.
Assists in managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, electrical and life safety systems.
Maintains and operates equipment at optimum effectiveness, efficiency and safety.
Establishes and manages an effective residential maintenance program and preventative maintenance.
Ensures compliance with all Engineering departmental policies, standards and procedures.
Manages department's controllable expenses to achieve or exceed budgeted goals.
Select and order or purchase new equipment, supplies, and furnishings.
Inspect and evaluate the physical condition of facilities in order to determine the type of work required.
Recommend or arrange for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.
Understanding of the Reserve Study components and required work necessary to maintain the building and functionality in its entirety.
Assist with Reserve Study implementations as deemed necessary by residential management.
Works with property and regional engineering leadership team to determine how Engineering is performing against budget and highlights areas of concern to leadership.
Manages the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standard Operating Procedures.
Administers service contracts to support property needs.
Attend all HOA meetings and report a maintenance update to the board.
Oversees and approves all ARC forms and requests and coordinate the schedule with the following departments and payments associated with the cost.
Support and oversee fellow residential engineers as deemed necessary.
Coaches and supports engineering leadership team to effectively manage controllable expenses (e.g., wages, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory, etc.).
Develops an engineering operating strategy that is aligned with the property/brand's business strategy.
Reviews financial reports and statements to determine how Engineering is performing against budget.
Addresses potential areas of concern and proposing solutions to owners in a proactive manner.
Communicates a clear and consistent message regarding departmental goals to produce desired results.
Supervises construction to ensure timely completion of projects within budgetary guidelines.
Assisting residential management with any projects deemed necessary.

Assists in effectively planning, scheduling and evaluating preventative maintenance programs.

Maintaining Engineering Standards
Ensures compliance with state, local and federal regulations.
Maintains property life safety systems (e.g., fire fighting equipment, sprinkler systems, and alarm systems).
Ensures building and equipment licenses, permits and certifications are current.
Ensures property policies are administered fairly and consistently.
Requirements
A minimum of 2 years' experience as an Engineer (or equivalent) in hotel or construction related trades, including knowledge of equipment and materials used in Engineering/Facilities dept.
Competency in the use of the tools of the trade, i.e. power tools, hand tools, voltage meters and testers, etc
Competency in various types of motorized/power equipment; use. Scissor lift, etc
Excellent organizational skills to function effectively under time constraints with particular attention to detail
Effective listening abilities with strong judgmental skills, math skills, and ability to read and evaluate written material, including blue prints
Must possess the ability to access all areas of the property and withstand various activities such as frequent walking, standing, bending, stooping, climbing, reaching, kneeling and balancing. Full dexterity and ability to lift and carry heavy equipment and tools of 50 pounds
Advanced knowledge of one or more of the following:
HVAC, Refrigeration, Electrical, Plumbing, Kitchen
Advanced troubleshooting knowledge
Preferred
Prior experience in a luxury hotel environment or other commercial property
Steam generator knowledge
License/Certification in one or more of the following: HVAC, refrigeration, electrical, kitchen, and/or plumbing
