Regional Property Manager – Multi-Properties in Southern Idaho

The Regional Property Manager reports to Executive Vice President of Operations and rotates among multiple properties within a geographic territory to manage and supervise all aspects of property activity, including maintenance and support the financial performance of apartment communities for 11Residential.

Responsibilities:

  • Manage a portfolio of properties (including affordable housing)
  • Supervise, manage and direct a team of property managers and site level staff
  • Hire, mentor, coach and train the team
  • Ensure properties are being maintained to the highest standards
  • Proactively manage budget by reviewing property expenses
  • Collect receivable accounts and handle operating expenses.
  • Assign and coordinate various assignments or special projects with all interested parties.
  • Oversee properties’ personnel and assess their performance.
  • Accomplish financial goals and report periodically on financial performance.
  • Source and build relationships with prospective clients to expand business opportunities.
  • Review correspondence for tenants, contractors, and other third parties for property management staff.
  • Maintain accurate records of all property activity including rent collection, inventory and purchases, and other records necessary for the operations of the property. (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).
  • Perform random audits to ensure properties are maintaining regulatory compliance
  • Ensure residents’ concerns are addressed in a timely manner
  • Evaluate property data to create strategic plans to optimize performance
  • Develop strategic plans to achieve maximum occupancy
  • Routinely inspect properties within portfolio
  • Ensure staff are providing excellent customer service to residents
  • Oversee rent collections, delinquencies and occupancy levels
  • Establish and ensure adherence of preventative maintenance schedule for the portfolio
  • Compliance with HUD and local State programs are strictly adhered to
  • Initiate and coordinate all appropriate legal actions, documentation, and processes in accordance with lawyers and government regulations.

* This position requires frequent travel

Education/Experience:

  • High school diploma, Bachelor’s degree strongly preferred
  • Minimum 5 years onsite property management experience including 2+ years supervising Property Managers
  • Ability to draw data driven insights from systems-driven reporting and communicate in business and financial terms to various stakeholders
  • Experience working with financials and budgets
  • General office, bookkeeping and sales skills
  • Proficiency in Yardi property management software and related software applications
  • Proficiency in Microsoft Office Suite and other computer applications REQUIRED
  • CPM, CCI, RPA, CAM preferred
  • Bilingual- English/Spanish (a plus)
