Regional Maintenance Supervisor | Modesto, CA

WHAT WE ARE LOOKING FOR:

We are looking for a Regional Maintenance Supervisor (RMS) for our Northern, CA, and Fresno, CA regional offices. Permanent residence is highly recommended between Oakland, CA, and Modesto, CA.  This opportunity is Full Time | Salary - depending upon experience. This person will supervise maintenance and capital improvement projects for multiple affordable and/or conventional-rate apartment communities.  The RMS will oversee capital improvements, general maintenance operations, and maintenance associate training.

This opportunity might require working occasional weekends and travel is required for this role. Reliable transportation is a must. Occasional overnight travel (accommodations included). Mileage and expense reimbursement and company cell phone are provided. 

This position is Full-Time | Salary | Full Benefits | Bonus Eligible

Pay Range:  $75,000 - $85,000 / Yr

  • Must have a valid driver license and auto insurance.
  • Experience in the building construction and/or maintenance field
  • Knowledge of the building trades such as electricity, carpentry, and plumbing
  • Provide regular guidance to employees and contractors to function as a high-performance team in a high touch, customer service environment
  • Able to read and interpret blueprints and building codes
  • Must have prior working experience supervising contractors and a thorough understanding of the contracting process
  • Manage & track life safety systems- fire panels, sprinklers, & extinguishers, for each site
  • Possess knowledge of liens and lien laws

KEY ESSENTIAL FUNCTIONS OF THE JOB:

Duties and responsibilities

Responsibilities include, but are not limited to, the following:

Service Productivity

  • Inspect the quality and quantity of turnover work to produce market ready units. Meet the standard of having 50% of all unrented vacant units’ market ready each week at requested communities.
  • Review community’s status report (Yardi, Boston Post, etc.) and take action to elevate turnover quality and/or output, where CONAM communities are under performing.
  • Ensure that the upkeep, cleanliness, and curb appeal of their assigned communities meets CONAM standards, when visiting the community or performing
  • Assist with scheduling inspections, as needed. Maintain a log to track timely and accurate completion of semi-annual inspection at each assigned apartment community. Monitor to ensure that deficiencies have been corrected. Notify Regional Portfolio Manager of unresolved problems.
  • Monitor to verify that specific documentation is being maintained at each assigned apartment community with regard to semi-annual replacement of AC filters. Notify Regional Portfolio Manager of deficiencies.
  • Review the appropriate reports. Schedule periodic inspection visits to each apartment community no less than semi-annually. Report deficiencies to the Regional Portfolio Manager and assist in coordinating action for improvement.
  • Require that each community use CONAM’s inspection format to record findings of inspection. Review summary of findings for each assigned community with the Regional Portfolio Manager and recommend corrective actions indicated by inspection.
  • Ensure that capital improvement work and major projects are performed in accordance with the approved annual cap ex budget for each community, with the approval of the Regional Portfolio Manager. Coordinate with Regional Maintenance Director regarding specifications, bid analysis and contract preparation. Monitor contractor performance and costs.

Staffing

  • Review resumes, interview prospective Maintenance Service Directors and make hiring recommendations for filling open positions at apartment communities.
  • Prioritize scheduling of Roving Maintenance personnel to meet the needs of the communities.
  • Provide support to the Regional Portfolio Managers and Community Managers for corrective interviews to improve productivity, performance, and compliance with CONAM policies and procedures.

Education & Training

  • Participate in training community associates in CONAM policies, procedures, Standards of Excellence, core service values, community standards and job performance requirements.
  • Actively promote and enforce CONAM’s policies, procedures, core service values and Standards of Excellence.
  • Provide training and instruction to Community Associates, as directed by the Regional Maintenance Director. Schedule maintenance training courses and conduct additional courses as directed by VP or Director of Property Services, in an effective and motivational manner.
  • Arrange additional Maintenance Training experiences that are relevant to the region or apartment industry.
  • Ensure that Maintenance Service Associates are trained and have proper certification for air conditioning repair, pool maintenance and other service areas that require certification, coordinated, and approved by Regional Portfolio Manager.

Purchasing

  • Bid and negotiate landscape maintenance services annually and make vendor service recommendations to the Regional Portfolio Manager. Visually assess landscape maintenance and curb appeal to ensure that CONAM standards are maintained.
  • Utilize standardized versions of CONAM specifications and contracts, as approved and distributed by Property Services.
  • Assist the Regional Maintenance Director in requesting and summarizing pricing information from all vendors annually, using the approved CONAM
  • Assist the Regional Maintenance Director with the preparation of an annual edition of the CONAM vendor guide for the region and/or separate purchasing markets within the region.
  • Monitor the ongoing delivery of goods and services by vendors who have been included in the CONAM vendor guide, for assigned communities.
  • urvey the Community Managers, Maintenance Service Directors, and Regional Portfolio Managers annually, to ascertain their satisfaction with the performance level, cost and quality of service and timeliness of response for the vendors included in the CONAM Vendor Guide.

Workplace Safety

  • Enforce safety regulations.
  • Verify that Safety Data Sheets (SDS) are posted, where applicable. Review community inspection reports provided by Risk Management. Follow-up on deficiencies with Regional Portfolio Manager.
  • Ensure consistent use of safety equipment by Maintenance personnel.
  • Communicate compliance requirements to Community Maintenance Associates. Verify that safety equipment is available and in use by associates. Communicate non-compliance to Regional Portfolio Manager.
