The Regional Environmental Services Director oversees and directs the maintenance and housekeeping functions in the Communities and helps assist the management of team members associated with these functions, including maintenance technicians, housekeepers, and others collectively referred to below as “ESD.” The RESD also provides maintenance and asset management support and oversight to communities within the company. The RESD complies with federal and state laws and regulations as well as the Company’s policies and procedures while fulfilling job duties. The RESD leads by example and champions the company’s mission and core values and commitment to the Collaborative Team Model
DUTIES AND RESPONSIBILITIES:
- Ensure all Environmental Services Directors (ESD’s) maintain the safe functioning of all community mechanical systems, including but not limited to plumbing, electrical, HVAC, elevators, kitchen, and other systems.
- In collaboration with the Executive Director and Regional Director of Operations, recruit, hire, train, onboard, manage, discipline, and terminate ESDs, and conduct retention activities to ensure adequate staffing levels.
- Ensure all ESDs complete all tasks to comply with Company and Community policies and procedures as well as Federal, State, and Local regulations.
- Ensure all ESDs attend and pass orientation, onboarding, online training, etc., to comply with Federal and State training requirements.
- Oversee and train team members in the TELS program (Company Preventative Maintenance Program) other maintenance and community safety programs, and fire and evacuation procedures.
- Support the Executive Director in timely performance evaluations of ESDs and provide coaching to ensure performance expectations are met.
- Determine the priority of maintenance and repair tasks and negotiate with the Executive Director to reallocate funds when special projects arise.
- Works with the Regional Director of Operations and local teams on extraordinary or one-off maintenance needs requiring the assistance and or approval of Senior Leadership.
- Responsible for managing the Capital Expenditure Program. Works with local teams on capex requests, estimating, and vendor bids and digitizes the process through DSSI.
- Manage capital expenditures of maintenance and housekeeping special projects.
- Identify major repairs requiring third-party vendors and negotiate rates.
- Responsible for working with community leaders in developing budgets related to the CAPEX program.
