We are in search of a Real Estate Portfolio Manager to join our committed team and assume a crucial role in overseeing Avalon Park Group's diverse portfolio of properties in Central Florida. SUMMARY: The Real Estate Portfolio Manager will oversee all aspects of property management, residential leasing, tenant relations and property maintenance.

DUTIES AND RESPONSIBILITIES:

  • Oversees the leasing, property management, and maintenance departments.
  • Develops and maintains relationships with team and tenants.
  • Holds weekly meetings with direct reports to manage and hold accountable to metrics, improve processes, etc.
  • Supports the different operating entities as needed.
  • Oversees the implementation of new programs and software, updates, or procedures related to the property management and maintenance departments.
  • Oversees collection of income and the management of expenses including tenant receivables and site reports so as to produce the maximum economic benefit for the properties.
  • Oversight of tenant buildouts in accordance with lease terms and property standards.
  • Directly responsible for the day-to-day management of the commercial properties.
  • Oversight of remodeling and renovation projects as necessary including contractor management and coordination.
  • Works closely with the Residential Property Manager, the Facilities Manager and Commercial Owners Association to ensure the stability and health of the company’s properties and town center.
  • Performs administrative tasks on a timely basis.
  • Monitors market trends through publications and customer contact.
  • Creates innovative management plans with operating budgets that describe the anticipated operation of properties each year.
  • Understands and ensures compliance with all governing regulations, codes, and laws as well as other state and local authorities.
  • Understands and oversees the carrying out of all policies by the property management and maintenance teams.
  • Remains accountable to the owners, the governing agencies and state.
  • Prepares schedules for major and long-term physical improvements including preventive maintenance.
  • Prepares plans and provides support for implementation of special administrative projects.
  • Provides support to on-site personnel who have the responsibility for the day-to-day operation of properties.
  • Knowledge of property maintenance practices and ability to coordinate repairs using a work order system.
  • Keeps owners advised of significant operational problems and deviations from the plans for properties in a timely manner.
  • Inspects interior/ exterior of buildings, building systems and rentable space.
  • Cooperates with municipal and community agencies.
  • Maintains good tenant relations by prompt and complete response to tenant problems.
  • Prepares reports and responds to requests for information from leadership in a timely manner.
  • Prepares initial and follow-up correspondence on all matters relating to properties managed.
  • Oversight and responsibility for the maintenance of records.
  • Communicates with pertinent department managers on the supporting strategies and needs involving Company strategies.
  • Required to travel to other APG properties within Central Florida.
  • Performs other related duties as assigned by management.

SUPERVISORY RESPONSIBILITIES:

  • Supervises three employees within two departments
  • Indirectly supervises twelve employees within two departments.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS:

  • Bachelor's Degree (BA) from four-year college or university, or equivalent combination of education and experience
  • 7 + years of property management experience a preferred
  • Excellent written and verbal communication skills
  • Certificates, licenses and registrations required: Fair Housing; Real Estate & CAM Licenses a plus
  • Computer skills required: Accounting Property Management Software Systems (Resman a plus) Microsoft Office Suite; Advanced Excel Skills

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

  • Frequently required to stand, walk, sit, hear, talk, see.
  • Frequently required to utilize hand and finger dexterity.
  • Frequently required to climb ladders/stairs, lift/push, bend, stoop, twist, reach
  • Occasionally required to walk on roof tops, etc.
