Title: Real Estate Manager Central US
Reporting Line: Senior Vice President of Real Estate
Job Summary: This role has a direct reporting relationship to the Senior Vice President of Real Estate and Development. The Real Estate Manager is responsible for reviewing and approving sites under consideration from franchisees (including on-site tours), guiding territory penetration and club portfolio growth, and following each potential club's development timeline from site selection to lease execution and opening. The Real Estate Manager performs in-depth site and market analyses, gathering demographic, competitor data, and other Real Estate insights within their geographic coverage area. The Central US coverage area generally includes the Mid-West, Heartland, and Gulf Coast geographies.
Responsibilities:
- Participate in site selection research and reviews for franchisees including providing site scores and alternative site recommendations. This involves compiling demographics, traffic patterns, growth trends, competitors, retail co-tenancy, market rental rate, and other relevant data from broker networks, Real Estate listing and mapping platforms such as CoStar, Placer.ai, and Buxton, in-person site tours, industry publications, conventions, trade shows, and workshops.
- Develop a deep Real Estate knowledge of markets under coverage area. Stay on top of current trends and issues in Real Estate, construction, retail, and fitness that inform site selection recommendations with franchisees.
- Identify and fill broker coverage gaps in our markets for franchisees and foster relationships with landlords and brokers to obtain more sites for our franchisees. Assist in portfolio reviews with regional and national developers for brand-building efforts and sourcing additional opportunities.
- Track franchise agreements, franchisee club development obligations, and schedules, all sites reviewed, letters of intent, and lease agreements in Salesforce and estimate timelines and anticipate issues impacting new clubs in their development timeline. Assist with specific landlord issues as needed, including promoting brand image and growth.
- Provide weekly reports in development and territory sales team meetings. Host frequent portfolio and development schedule reviews with franchisees.
- Assist franchisees with booth arrangement, in-person attendance, and convention attendance planning for regional and national Real Estate conventions.
- Advise new franchisees and their brokers on best practices with letters of intent negotiations and gym site selection requirements and considerations.
- The Real Estate Manager supports construction teammates through the progression of club openings.
- Bachelor's degree required, preferably in Real Estate, leasing, development, or related field
- 3+ years of broad experience in commercial Real Estate, with an emphasis on retail, multi unit, high-growth development projects
- Proficient in Real Estate Finance sufficient to understand and analyze ELV, profit & loss
- Competent Real Estate Legal understanding including lease and purchase agreements, co-tenancy, use restrictions, and similar landlord/tenant conditions
- Full-time position with the ability to work remotely, with moderate travel to support and assist site selection work with franchisees, ensuring the requisite transaction pipeline
- Excellent written and verbal communication skills with the ability to influence others and build meaningful relationships with brokers, landlords, portfolio property owners, franchisees, and interdepartmental stakeholders
- Self-driven, detail-oriented, problem-solver, process-oriented, and accustomed to managing multiple tasks with competing priorities and deadlines
- Computer proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook, and Teams)
- Proficiency in Microsoft Office and familiarity with relevant platforms like Salesforce, CoStar, and Zoom.
- Beneficial platforms include Buxton and/or similar GIS mapping and analytic software, Crexi, and Placer.ai.
Compensation: Commensurate with experience.
