Job Description
Essential Duties, Functions and Responsibilities:
• Negotiate, secure and maintain purchases, easements, licenses, permits, leases and permissions for the construction, operation and maintenance of company facilities, including buildings, substations, hydro, wind, electric and gas utilities.
• Perform all necessary research, document review, document preparation and record retention in the acquisition of Real Estate rights or property.
• Manage and maintain company owned property and Real Estateinterests.
• Review and respond to requests from internal and external customers regarding land rights, encroachments, assignments and releases of easements.
• Manage and direct activities of contract resources, including development of scope of work, bidding and cost estimates, quality control and ensuring compliance to company Real Estate principles and operational guidelines.
• Ensure excellent internal and external customer communication andrelations.
• Develop and maintain relationships with state, county, and local officials andstaff.
• Represent company’s interests at public hearings, informational meetings, Real Estate closings and jury trials.
• Strong leadership, organizational, and communication skills and the ability to handle a wide range of issues.
• Provide training and mentoring to more junior staff.
• Perform work according to safety, rules, work procedures, and construction standards, and according to engineering design standards, if applicable.
• Position requires travel, occasional late meetings and overnight stays.
Minimum Requirements:
Education: An Associate degree in business, Real Estate, surveying or a related field is preferred. IRWA SR/WA or Brokers license is preferred.
Experience:
• Minimum 5 years’ experience performing Real Estate functions, such as market analysis, title research, appraisal evaluations and negotiations for company land and land rights, including purchases/sales, leases, easements, permits and licenses.
• Minimum 5 years’ experience interpreting, understanding and drafting Real Estate documents and contractual agreements such as deeds, purchase agreements, closing documents, licenses, leases, easements and permits
• Minimum 3 years’ experience in project management or contract management
• Strong negotiating, problem solving and analytical skills are essential
• Demonstrated organizational and prioritization skills are required
• Previous customer service or experience in communication with general public is preferred
• Proficient in MS Office products are required
• A valid driver’s license is required
