Looking for an experienced commercial Property Manager with hands on experience in QuickBooks, excel and general accounting systems.
Responsibilities:
- Assist with lease administration. Abstract tenant leases, maintain tenant lease files, and assist with move-ins/outs, including delivery and/or rent commencement letter memorandums.
- Review tenant service requests with supervisor. Follow up with tenants and vendors to ensure completion.
- Prepare and send out property notifications.
- Prepare and email invoices for monthly rents, CAM and tenant specific expenses on about 10 days before the end of each month.
- Maintain tenant records such as leases, application and initial/annual income certification documentation, payment ledgers, notices and correspondence, etc.
- Track certificates of insurance for both tenants and vendors, review for compliance verification and keep spreadsheets up to date. Follow up as necessary to obtain renewal certificates.
- Complete regular property inspections and assign necessary tasks to onsite engineer staff and/or vendors.
- Collect monthly rents checks, record them in QuickBooks accounting system and rent rolls.
- Prepare and issue monthly financial reports
- Assist with vendor bid process for recurring service contracts and one-time projects.
Job Type: Part-time
Pay: $30.00 - $35.00 per hour
Expected hours: 20 – 25 per week
