AO Realty Corp. has immediate openings for a full-time Property Managerat our professionally managed apartment communities in Redding, CA. This position will report to the Regional Supervisor.
This full-time position entails a variety of duties including greeting residents and prospects, answering phones, touring prospective residents through apartments and houses, prospect follow up, processing applications, data entry, resident retention, supervising leasing and maintenance staff. This position will require tracking operating expenses, unit turn over, accounts payable and rent collection. Reliable transportation, a valid driver’s license and current proof of auto insurance is required. Must be able to use own vehicle to transport self to different property sites.
Candidates must place an emphasis on team work, problem solving, and attention to detail, all while maintaining a high level of quality customer service, professionalism and time management in order to ensure daily maximum productivity.

Primary Duties and Responsibilities
Include the following, but are not limited to those listed below. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
· Operating the properties within the financial guidelines, i.e., the budget, established by the regional manager, director of operations or owner. Required to provide feedback on budget creation and expenditures.
· Achieving occupancy goals for each property utilizing various marketing methods and programs as well as independent judgment acquired from management experience. Evaluating marketing strategy performance and adjusting as necessary in accordance with short term and long-term occupancy goals.
· Daily physical inspections of the property and direct supervision of service, grounds and custodial personnel.
· Direct supervision of the office staff and bookkeeping functions.
· Directly manage the daily work schedules and performance of maintenance personnel, housekeeping personnel, social activities coordinators, vendors, contractors, and anyone else with business at the property.
· Responsible for implementing and maintaining effective tenant relations practices, using independent judgment acquired from management experience.
· Responsible for the final interviewing and hiring of all property employees with the consultation of the regional manager, director of operations, and/or owner.
· Responsible for the thorough knowledge, implementation and enforcement of all policies and procedures of AO Realty Corp; ensuring through constant supervision and review that all personnel in all departments are operating within those regulations.
· Responsible for the leasing of the property; ensuring through supervision of the office and leasing personnel that all sales techniques and methods required by AO Realty Corp are being used effectively and in a professional manner. Making recommendations on the offering of concessions or incentives.
· Responsible for ensuring that all personnel respond to resident requests or complaints in a timely, efficient and courteous manner.
· Responsible for managing and approving all work orders before assigning them to maintenance personnel. Managing all work orders through direct supervision from start to end and using independent judgment to make decisions as necessary during the process.
· May be scheduled for assignments for unrestricted on-call.
· Responsible for the efficient and timely reporting, maintenance and submission of all administrative forms, files and weekly reports.
· Responsible for designing, implementing and maintaining a resident retention program, e.g. newsletter, referral program, social activities.
· Responsible for ensuring that all personnel in all departments operate within OSHA and EPA standards as well as following all Fair Housing regulations.
· Responsible for ensuring a professional appearance and attitude at all times for yourself and all property employees.
· Responsible for reporting any unusual or extraordinary circumstances regarding residents or the property. Required to report all property damage to upper management immediately.
· Responsible for following company policies and procedures.
*While performing this job, the employee is required to walk frequently and regularly, climb stairs and be exposed to outside weather conditions. The employee must occasionally lift and/or move up to 20 pounds. The employee is required to type.
*All employees may be required to use their personnel vehicle for work-related efforts.
Job Type: Full-time
Pay: $16.00 - $19.00 per hour
