Property Manager

Acadia (NYSE:AKR), headquartered in Rye, New York, is a fully-integrated, self-managed and self-administered real estate investment trust. Through our REIT and Opportunistic Fund investment platforms, we are focused primarily on the acquisition, ownership, redevelopment and management of retail properties, including neighborhood and community shopping centers, urban high-barrier-to-entry street retail, and mixed-use properties with retail components.

Acadia is seeking a qualified Property Manager to oversee a wholly owned asset located in the Williston, VT area. The retail property consists of multiple buildings with ground floor retail and multiple buildings with 2nd floor office space. Additionally, the property consists of a common green area which will be activated with a variety of events during the summer months.

Key responsibilities include, but are not limited to:

All facets of day-to-day management such as repairs and maintenance, project management, contract bidding and awarding, vendor contract administration, tenant and customer relations, accounts payable, annual budgeting and forecasting, construction, municipal relations, assisting leasing team by showing space to perspective tenants, retail and office spaces, and more.

Job Requirements:

• A general knowledge of building maintenance, building systems and trade work.
• Computer proficient (Outlook, Word, Excel).
• Excellent customer service skills, pleasant demeanor, reliability, punctual and a strong work ethic.
• Develop and maintain and strong tenant relationships
• Some travel required. Must own a reliable car and have a valid driver’s license.
• Keep accurate and thorough records of space conditions, roof, HVAC, utilities and special circumstances.
• Must be available and responsive to after-hours emergencies.
• Conduct daily site inspections, take appropriate action to correct any deficiencies.
• Oversee all tenant and building construction projects to ensure timely completion.

Qualifications:

• Bachelors’ degree required.
• Minimum 2+ years of commercial property management or related experience.
• Retail property management experience strongly preferred.

The base salary compensation range for this role reflects the wide range of factors that are considered in making compensation decisions, including but not limited to, skill sets; experience and training; licensure and certifications; and other business and organizational needs. Compensation decisions are dependent on the facts and circumstances of each individual. A reasonable estimate of the current base salary range for this position is $70,000 to $80,000.

Employees may also be eligible to participate in an annual discretionary bonus program, subject to the rules governing the program, whereby an award, if any, depends on various factors, including, without limitation, individual and organizational performance.
