We are seeking a highly skilled Property maintenance Supervisor to join our team. The Maintenance Supervisor will be responsible for overseeing the maintenance operations of the community, ensuring a safe and secure living environment for residents, visitors, and associates. This role requires strong leadership, hands-on expertise in HVAC systems, and a solid understanding of property management basics.
Responsibilities:
- Lead, manage, and train maintenance associates, assigning work orders and providing technical assistance.
- Participate in the selection of maintenance associates, provide feedback for performance reviews, and recommend training.
- Respond to emergencies as needed, participating in on-call emergency rotation.
- Conduct property inspections, oversee building and alarm system inspections, and prepare the property for outside inspections.
- Inspect vacant units, ensuring turnovers are completed in a timely manner.
- Review work order logs, set priorities for completion, and establish auditing procedures for maintenance inventory.
- Manage subcontracted service providers, review contracts, and ensure work and product quality.
- Facilitate technical training and skill development for property associates.
- Maintain accurate records regarding preventive maintenance, work orders, expenditures, and apartment make-ready status.
- Review and recommend revisions to routine and preventative maintenance schedules.
- Conduct grounds inspections, including trash pick-up, sweeping, light landscaping, and snow/ice removal.
- Coordinate special projects as directed, ensuring their successful execution.
- Conduct all business with integrity in accordance with company policies and procedures, local, state, and federal laws.
- Maintain and communicate HAZCOM standards, keeping MSDS sheets current and readily accessible.
- Inspect and maintain all tools in excellent condition and ensure an adequate inventory of spare parts and maintenance materials.
- Instill a "safety first" attitude among maintenance staff and all employees.
Requirements:
- Collegiate degree or equivalent Trade School Degree in HVAC, electrical, plumbing, or another trade.
- HVAC Certification preferred.
- 10 years of maintenance, construction, or project management experience.
- Minimum 5 years of experience in a managerial role.
- Advanced knowledge in all building and maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
- Advanced knowledge in mechanical systems and equipment, including HVAC, plumbing, carpentry, painting, electric, and Life Safety systems.
- Proficiency in building practices and standards.
- Attendance and reliability are imperative job functions.
- Valid Driver's License and reliable transportation required.
- Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed.

Salary: $100,000.00 - $115,000.00 per year
