JOB DESCRIPTION:

The Maintenance Coordinator is responsible for the oversight and coordination of incoming resident maintenance requests. You will be responsible for fielding, dispatching, and scheduling all incoming maintenance requests, and serve as the liaison between residents and vendors. We pride ourselves on providing our residents with a timely turnaround on maintenance requests, and ensure we always provide a high quality of service.

JOB DUTIES:

• Thoroughly understand different Property Maintenance trades and services
• Receive a high volume and prioritize maintenance requests from tenants or property management.
• Generate work orders and assign/schedule appropriate vendors
• Ability to prioritize the order of repairs based on level of urgency and importance
• Communicate with tenants, property managers, and other stakeholders regarding maintenance issues.
• Preform quality control calls with residents to ensure they are happy with repairs
• Properly document maintenance issues
• Oversee invoices are being properly billed/charged
• Source and manage relationships with vendors, contractors, and service providers.
• Obtain and evaluate quotes for maintenance services.
• Negotiate contracts and service agreements with vendors.
• Ability to get multiple bids from multiple vendors for large maintenance expenses
• Prepare weekly maintenance reports to verify all requests have been handled
• Strong written and verbal communication skills
• Strong organizational skills and follow up skills
• Strong ability to multi-task
• Stay informed about industry best practices and implement them as appropriate.

QUALIFICATIONS

• 2+ years in maintenance coordination OR property management experience
• Bi-lingual – English and Spanish preferred but not required
• Strong communication skills for white glove service to tenants and owners
• Expert level with word/excel/etc. and property management software such as AppFolio, Property Meld, (or like-kind)

Job Type: Full-time

Pay: $70,000.00 - $80,000.00 per year
