Project Manager / Estimator
Summary
The Project Manager is responsible for the development and estimating of the project. They own the pre-construction process up until hand-off to the field. They ensure quality projects are created, keeping high percent complete and accuracy top of mind. This position is primarily an office-connected position, but will also be working in the field conducting meetings with trade partners and clients. A successful Project Manager maintains a strong connection with their project team while the job is both in pre-construction and construction.
Responsibilities
- Ensure the preconstruction process is followed accurately. Review quality of work at all phases.
- Job document creation: Write project summaries, proposals, and scopes of work. Create start packages, PCA and contracts. Update and maintain CES.
- Financial: Appropriately estimate job costs to avoid major slippage in the field. Recognize overages and follow process to back charge trade partners appropriately. PO & VPO creation and reconciliation. Reconciling and managing financial reports. Draw and change order invoice to clients. Payment collection and follow up. Allowance reconciliation. Collect estimates from vendors and trade partners.
- Schedule & conduct feasibility studies, both internal and with clients. Schedule and conduct trade walks and other jobsite meetings prior to construction start. Complete closed job reviews.
- Provide support to designers & PMs during appropriate phases.
- Work with internal partners and vendors to create site plans and structurals.
- Act as a problem solver for preconstruction process by destroying bottlenecks, in accordance with core values.
- Culture infusion with all trade partners. Support recruitment and onboarding of new trade partners.
- Maintain regular communication with client throughout entire project. Attend job site visits to keep a pulse on the project and stay committed to the client experience.
- Communicate with renovation team on all items related to the project. Serve as an active member of the scrum team and project team. Be an active member of the project development team.
Knowledge, Skills & Abilities
- 2+ years of relevant experience; Bachelor’s degree in related field
- Experience or interest in construction industry, residential a plus
- High financial and business acumen
- Strong understanding of Microsoft Office suite, especially Microsoft Excel
- Strong communication skills, both verbally and written
- Fearless nature to communicate over the telephone and in person
- Strong organizational skills
- Ability to multitask and react to a fluid environment
- Ability to prioritize and execute quickly with a strong sense of right and wrong
