Summary: 

Provides supplemental Project Management to AT&T Corporate Real Estate (CRE) Design and Construction (D&C).  This individual will office in Kirkwood, MO and will work alongside other AT&T Project Managers and receive daily instructions from the AT&T Area Manager.

Essential Duties and Responsibilities: 

• • Strategic Planning
  • Define Project goals and objectives.
  • Conduct initial and regular meetings throughout the Project to further detail and review scope requirements.
  • Prepare and distribute meeting minutes.
  • Review plans, organizational charts, staffing Projections, extent of construction, defit requirements, and other services as necessary to complete the Project.
  • Develop strategic plan with attention to AT&T standards.
  • Establish construction, move and restack requirements and sequencing.
  • Prepare and present strategy to AT&T Representatives for review, comment, and approval.
  • Project Organization
  • Establish Project communications and management plan.
  • Develop scheduling requirements, approval processes, reporting structures, and cost control parameters.
  • Coordinate with AT&T Representatives to select planners, consultants, suppliers, contractors, etc. for the Project team.
  • Develop master Project schedule that specifies specific activities including dates for all required disciplines such as space planning, design, contractor start and complete dates, move dates, etc.
  • Develop and maintain milestone schedules for the Project.
  • Develop team to provide Project administration and management including but not limited to budgeting, invoice reviews, Project meetings, client interface, Project closeout with deliverables, ensure asbuilt drawings are provided that comply with AT&T standards, planning, furniture, fire and life safety, updating floor space reports, etc.
  • Planning and Documentation
  • Conduct regularly scheduled Project team meetings.
  • Prepare meeting agendas/minutes.
  • Coordinate and direct the Project team.
  • Monitor the development of the planning, design, furniture, fixtures and equipment, and construction documents to ensure the goals of the Project are met.
  • Review and update Project schedule.
  • Review supplier invoices for contract compliance and recommend for payment.
  • Implementation - Project Management and Furniture, Fixtures and Equipment
  • Prepare a Project management plan considering the required schedule, cost, and general design requirements.
  • Obtain cost estimates from suppliers selected to perform services for particular aspects of the Project.
  • Identify cost savings and value engineering opportunities.
  • Resource management of AT&T contracted suppliers including, but not limited to Architects/Engineering and other suppliers, space planning & movers, prime contractors, electrical and mechanical contractors, and other trade contractors.
  • Furniture management including relocation, tear down, staging and set up of existing surplus furniture, coordination of use of existing stored surplus furniture, building and space rearrangements, new furniture purchases, disposal, etc.
  • Verify required permits are obtained.
  • Verify AON / Jensen Hughes insurance underwriter reviews have been performed and recommendations addressed in the Project scope.
  • Coordinate construction efforts with the suppliers and the furniture, finishes and equipment as required for the Project.
  • Conduct regularly scheduled Project team meetings.
  • Prepare meeting minutes.
  • Oversee, direct, and coordinate the Project team.
  • Review and recommend for approval by AT&T any change orders for suppliers involved in the Project.
  • Obtain insurance certification from any such supplier that does NOT hold a direct contract with AT&T.
  • Monitor Project progress and update schedule.
  • Provide regular status reports to the AT&T Representatives and others as directed.
  • Receive and review supplier pay requests and recommend for payment.
  • Prepare monthly budget/payments report.
  • Coordinate the removal, relocation, disposal and/or storage of all furniture components with adequate oversight and documentation.
  • Project Closeout
  • Coordinate completion of Project activities.
  • Obtain, as necessary, warranties and maintenance manuals.
  • Obtain final lien release waivers and closeout documents.
  • Ensure as built drawings are provided for the Project and conform to AT&T requirements.
  • Prepare final budget accounting.
  • Compile all Project files and provide to the AT&T Representative.
  • This job is safety sensitive for medical marijuana purposes.
  • This position requires driving a personal vehicle on behalf of the company or a company vehicle; therefore, the applicant must successfully complete a motor vehicle records check, possess and maintain a current, valid driver's license in their state of residence, and immediately self-report convictions/violations/tickets to the DOT Compliance Specialist as per Company Policy.  Any negative change in the status of the employee's driving record may result in the revocation of the employee's privilege to drive for the company.

Education/Skill Requirements:

• A 4-year college degree in Construction Management, Construction Science, or similar program is preferred.
• Career experience must include at least 5 years in commercial construction.
• Must understand commercial construction means, methods, and materials, including standard practices and regulations.
• Excellent written and oral communication.
• Microsoft Office suite.

Physical Demands:

• Travel overnight as projects or corporate responsibilities require.
• Continuously sit, stand, or walk.
• Bend, squat, climb stairs, or ladders.
• Lift frequently 20 pound and occasionally up to 25 pounds.

 Work environment:

• Office, cubicle, or workstation.
• Job trailer or jobsite office.
• Active project sites for job walks.
