SalaryJOB SCOPE: This role will focus on developing analytical skills and understanding the structure and process of a Real Estate investment. This role will be a hybrid of at-home and in-person work, with a typical week including three days in the downtown Chicago office.
JOB SUMMARY: The Portfolio Management Intern will provide support and gain exposure to the entirety of Transformco's Real Estate investment platform, including Portfolio Management, capital markets, asset management, leasing and transactions. The Portfolio Management Intern will work alongside analysts with direct exposure to upper management in the company's goal of monetizing its Real Estate assets.
Responsibilities/Skills/Experience Requirements
JOB DUTIES/RESPONSIBILITIES:
- Underwrites and evaluate the feasibility of potential transactions including leases, subleases, acquisitions and sales
- Learns to interpret and summarize Real Estate documentation including loan agreements, PSAs, leases, and LOIs
- Utilizes internal systems including Backstop, Lucernex, Costar and Yardi to assist the team with the deal process
- Prepares a full deal recommendation for senior leadership, including a cash flow model, finance deck and phased plan of action
- Performs ad hoc reporting and analytical review as directed
- Produces and distributes various reports as directed
- Performs other duties as assigned
REQUIRED SKILLS:
- Major in Finance, Real Estate or related field
- Intermediate knowledge of MS Excel and PowerPoint
- Working knowledge of basic financial principals including NPV and IRR
- Strong written and verbal communication skills
- Strong organizational and analytical skills
- Ability to work well both independently and within a team environment
