Portfolio Director
Pay range: $100-110k
The Portfolio Director will assist his or her assigned Regional Manager to be able to provide competent and effective leadership, ensuring the growth and success of the communities, as well as employees, while maximizing the overall operating performance and effectiveness of the portfolio assigned to them. Additional responsibilities for this role include but are not limited to:
Team Moral, Development, and Appearance Standards:
- Lead by example and be a role model for the standards and behaviors to ensure efficient property operations.
- Develop your team and encourage additional training and certifications for future growth opportunities within our institution.
- Maintain uniform and appearance standards for staff and ensure all are equipped with a clean appearance and proper safety wear.
- Work with senior management on interviewing qualified candidates for future open positions and opportunities both in and outside our institution.
Daily Morning one-on-one:
- Each morning communicate with your Regional manager and identify any urgent tasks that need to be addressed within the portfolio.
- Communicate and bubble up any areas of concern or potential fires.
- Support your Regional with any pending items he or she delegates timely.
Daily Property Overview and analysis:
- Each day you will log into Pegasus software Programs and view where each property is and communicate with the Property Manager to assist them.
- RealPage/Ops-Bill Pay
- RealPage/Onesite- Renewal and Lease Expirations
- Knock- Ensure properties are actively working leads.
- Knock- Audit phone calls and lost prospects.
Daily/Weekly Reporting:
- Assist onsite teams with daily/weekly/monthly reporting.
- Review all reporting and identify any errors or areas of concern.
- Complete any and all reports in the absence of onsite team members.
Travel:
50% travel will be required when the Regional Manager deems it necessary or vital to the success of the property and team members.
- Book travel promptly though concur when necessary.
- Split expenses at the instruction of your Regional Manager for each given trip
- Complete any and all expenses related to the trip within 24 hours of travel completion.
Onsite Visits and Assignments:
- Walk the entire property when reporting to a new site.
- Complete a site audit pro on each site with any areas of concern and report to the Property Manager and Regional any Findings that you identified.
- Assist onsite team members with any pending projects, reporting, or rocks to ensure the success of the property and onsite teams.
Bilingual in Spanish preferred but not required.
Experience
Preferred- 2 year(s): Community Manager
Education
Preferred- Bachelors or better in Real Estate or related field
