Disrupt Equity Partners has two divisions: Disrupt Equity, which focuses on investments and advisors, and Disrupt Management, which focuses on multi-family property management.

Job Summary

Disrupt Management is currently seeking an experienced Porter Make Readyto join our team.

Essential Duties and Responsibilities

• Conduct all business in accordance with company policies and procedures, state, and federal laws, e.g., OSHA, ADA, Fair Housing, etc.
• Must be aware of the condition of physical property throughout the community and immediately report unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights to Manager or Lead Maintenance person.
• Maintain stairs, gates, fences, patios, railings, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, shutters, doors, cabinets, windows, sliding glass doors, door locks, P.O. boxes and locks, ceiling leaks, walls, pool areas, tile, jacuzzi, and pool furniture.
• Fix or replace tiles, carpet, and flooring of units.
• Change locks and make additional keys as needed.
• Remove and transfer heavy appliances and equipment from storage areas to units and vice versa.
• Assist in moving abandoned furniture, appliances, etc. to dumpsters.
• Clean and rake shrub areas, shovels mud when necessary.
• Use blower to keep sidewalks and walking areas clean of loose grass and brush.
• Repair and replace windows, screens, hinges, sliding glass doors, latches, and locks.
• Assist with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.
• Assist with "Make Ready" duties when requested by the Property Manager and/or Lead Maintenance person, including but not limited to:
  • Plumbing
  • Light Carpentry
  • Minor Electrical
  • Appliance and equipment inspection/repairs
• Perform interior and exterior painting duties to include carrying buckets of paint from storage area to work site and back.
• Ensure that storage areas remain locked when not in use.
• Distribute resident communications to all units.
• Maintain all common grounds 100% clean and free of litter.
• Detail property on a regular basis.
• Perform routine maintenance and any additional duties assigned by Property Manager and/or Lead Maintenance person.

Required Skills/Qualifications

• Proven experience as Porter/Make Ready/Maintenance.
• Knowledge of general maintenance processes and methods.
• Working knowledge of tools, common appliances, and devices.
• Manual dexterity and problem-solving skills.
• Good physical condition and strength with a willingness to work overtime.
• Customer service orientation.
• Self-motivated, with the ability to be resourceful and creative.
• Organized with the ability to prioritize and multi-task.
• Team oriented with ability to work independently and with a team.

Preferred Skills/Qualifications

• Certificate in EPA, HVAC, building maintenance technology or relevant field.
• High School Diploma or equivalent thereof.
• Bilingual (Spanish).
