Plans Examiner
Overview:
As a Plans Examiner at nSCALE, you will be instrumental in the zoning and building code compliance reviews for our projects located throughout Ohio and other jurisdictions. Your key responsibilities will include: reviewing building plans, and specifications for compliance with building codes and zoning regulations.

Type:
- Part-time hourly contract position.
- Initial 9 month contract term, with an option for renewal for a longer term.
Time Commitment:
- 5-10 hours per week, based on workload.
- Tasks will have deadlines, however flexible working hours will be allowed.
- Available for occasional, and on-demand, communication via call, messaging, and video conferencing during normal working hours. Normal working hours are typically Monday-Friday, 8am – 5pm.

Compensation:
- $20-30 per hour, depending on experience and qualifications.
- Monthly payment via Zelle
Responsibilities:
- Zoning and Building Code analysis for prospective and active projects.
- Review building plans, and specifications for compliance with building codes and regulations.
- Coordination for the entitlements and permitting process for our projects.
- Communicate with architects, engineers, and contractors to resolve any issues or discrepancies in plans.
- Provide technical assistance and guidance to architects, engineers, and contractors regarding building codes and regulations.
- Create systems/processes for standardization of reviews (e.g. code review checklists and templates)
Qualifications:
- Previous experience in plan review or a related field.
- A thorough understanding of the International Building Code (required), IMC, IEC, and IPC (preferred).
- A thorough understanding of how to find and interpret zoning codes and maps for any jurisdiction within the US.
- Knowledge of land development processes including, zoning regulations, land entitlements.
- Experience using Microsoft Excel and BlueBeam
- Great communication skills to positively interact with the team, clients, contractors, and government officials.
- Excellent organizational, task management, and leadership skills.
- High attention to detail and accuracy in work.
- Strong problem-solving, critical thinking, and communication skills.
- Ability to work independently and in a team.
Preferred Qualifications:
- ICC Certified
- Experience with AutoCAD and Revit software
- Experience with Microsoft Office & Google Suite

- If paid hourly: 2x hourly rate per month

Benefits: PTO
If salaried:
- Paid time off for all federal holidays and Birthday.
- Additional PTO accrued at 8 hours per month.
If paid hourly:
- No paid-time-off.
- Unlimited and flexible unpaid time-off with 2 weeks notice
- No expectation to work on any federal holidays and Birthday.

- No overtime.
If paid hourly:
- Time-and-a-half for hours worked outside normal business hours of M-F 9-6pm EST at the request of your supervisor. Does not apply to roles with flexible working hours such as Plans Examiner.
