Job description

Lion Real Estate Group is seeking a part-time Leasing/Assistant Manager to join the team at two of our owner-managed multifamily properties, "The Highland" (105 units) in Sherman Oaks and "Laurel Terrace" (54 units) in Valley Village. This part-time position will be scheduled to work 20 hours/week.

Leasing / Assistant Manager - JOB PURPOSE:
Serves as the property’s sales representative who greets clients and presents all features, amenities, and benefits in a professional manner to properly secure lease agreements from qualified persons. The Leasing/Assistant manager also works closely with property manager, tenants, and others to assist in overseeing all aspects of a property’s daily operations. This role requires regular communication with tenants to ensure on-time rent payments and proper adherence to lease agreements and is responsible for the accurate and timely completion of administrative processes and reports.

Leasing / Assistant Manager - ESSENTIAL FUNCTIONS:

  • Establishes and maintains the best possible occupancy of the apartment community through leasing and marketing activities.
  • Markets and leases apartments in accordance with Company policies and procedures
  • Shows and demonstrates available apartments, including Open Houses, during business hours and weekends
  • Prepares leases for move in and oversees the signing of leases by new residents
  • Assists in completion of monthly administrative tasks and ensures property's documents and files are organized and complete
  • Maintains detailed knowledge of local market conditions and identifies area competitors in order to complete market surveys and stay abreast of market trends
  • Assists with monitoring resident satisfaction through follow-up calls, emails, or meetings to ensure a positive living experience
  • Helps to ensure the physical well-being and curb appeal of the apartment community.
  • Assists in eliminating lost revenues due to vacancies by executing timely turnover and adhering to traditional and creative marketing protocols to lease apartments
  • Assists Property Manager in ensuring and maintaining accurate, up-to-date records (including rent rolls, delinquency reports, rental status, move in & move out schedule, etc.), entering data into Yardi system, and submitting reports on timely basis
  • Assist supervisor in day to day operations on property
  • Maintains day-to-day communications with Supervisor
  • Reviews move-in, move out, and renewal documents and files for accuracy and compliance with company and government policies and ensures it is entered timely into Yardi
  • Ensures residents files are properly maintained
  • Ensure accuracy of all reports and ledgers in Yardi
  • Assists with various daily and month-end reports including collection of rent, administration of late fees, and delinquency
  • Maintains minimal delinquency rate at property through collections
  • Ensures outstanding resident balances are monitored and collected and that new cases are sent to collections agency in a timely fashion
  • Ensures timely submission of resident notices (3-day, legal, delinquency, small balance, etc.)
  • Processes receivables in Yardi and with bank in timely fashion while verifying accuracy of all deposits
  • Ensures rent increases are being administered accurately and timely per property budgets
  • Oversees timely enforcement of evictions
  • Exercises sound judgment regarding property expenditures while maintaining knowledge of the best vendor for cost, quality, and service
  • Maintains annual fair housing certification (via Gracehill)
  • Maintains regular and consistent attendance according to required work schedule decided by the Company
  • Provides exemplary customer service to residents, prospects, and guests and represents the Company in a professional manner at all times
  • Oversees the property in the absence of the Property Manager

Leasing / Assistant Manager - REQUIRED SKILLS/ABILITIES

  • Proficient with Yardi or similar property management software
  • Must be available to work on weekends

Leasing / Assistant Manager - EDUCATION & EXPERIENCE:

  • High School Diploma or equivalent
  • 1+ year leasing or other sales-related experience
  • 1+ year multifamily property management experience
  • Prior experience in Apartment Leasing or Assistant role highly preferred
  • Must have valid driver’s license
  • Posted pay range is negotiable.
