General Maintenance and Repair of Buildings, Facilities, Equipment, and Grounds. Performs a variety of
work in the maintenance and repair of buildings and grounds including carpentry, electrical, plumbing,
glazier, masonry, and painting tasks; repairs and treats structures such as floors, showers, sinks, walls,
roofs, and carpets; cleans debris from roof gutters as necessary; performs minor troubleshooting,
repairs, and adjustments of locks on doors, cabinets, desks, closets; repairs door hinges; cleans plugged
key slots; changes filters on various ventilation units; hooks up and services kitchen appliances; reports
mechanical malfunctions to appropriate party for action; replaces ceiling tiles; moves and assists in
moving furniture and equipment at various facilities/sites; identifies projects requiring the services of a
higher skilled crafts person; completes service requests and updates work orders for specific site
requirements; opens and closes swimming pool and other site buildings; activates and deactivates
building alarms; as part of site support team, maintains clean, safe, and orderly work sites.
Specific Accountabilities:
1. Carpentry: Performs basic rough and finished carpentry repair of structures such as walls, doors,
fences, window frames, office furniture, roofs and cabinetry; installs drywall and prepares for
painting; lays subfloors and carpet, laminate or tile flooring; basic interpretation of blue prints.
2. Glazier: Removes, putty or plastic; replaces door hardware; doors, and light fixtures.
3. Plumbing: Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines
and drains; replaces seals and other minor parts; repairs, replaces and maintains hot water
heaters and other appliances; basic interpretation of blueprints.
4. Air Conditioning: replaces filters, fan motors and empties/cleans condenser pans of 2 to 4 ton
air conditioner; understands codes for main auditorium air conditioner and ability to read them
and reset proper breakers, replace fan belts and filters.
5. Painting: applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain and
paints surfaces; removes or paints over graffiti; repairs wall coverings.
Maintenance
6. Vehicle maintenance (includes road vehicles and golf carts): Keeps equipment available for use
by checking oil and fluids and inspecting lights, batteries and replacing bulbs, fuses and full of
fuel; taking vehicles to mechanic for preventive maintenance such as, engine tune-ups, oil
changes, tire rotation and changes, wheel balancing and replacing filters.
7. Grounds Maintenance: Maintains grounds in clean, safe, and orderly manner by cleaning debris
from grounds, pathways, and parking lots picking up and disposing of trash and weeding
common area hard surfaces; makes minor repairs to road surfaces; paint lines on road surfaces,
pressure washing of sidewalks, parking pads and park owned units; sets sprinklers; replaces
broken sprinkler heads; adjusts automatic time clocks and system pressure if necessary;
pressure washing , emptying trash and maintaining weeds straightening and cleaning chairs,
arranging for seating repairs in swimming/spa area; repair, clean and install fencing.
8. Masonry: Lays forms, mixes, pours, finishes, and repairs concrete for sidewalks, pavers, ramps,
and slabs.
9. Emergency On-Call: Is available afterhours and on weekends to repair plumbing, electrical, gate
or any other issue that is deemed to be an emergency and must be repaired immediately;
determines if job needs to be performed by a licensed professional.
10. Small Equipment Maintenance: ensure that generators, blowers, edger’s, weed eaters, chain
saws, pole saws, pressure washers, floor cleaner, sewer maintenance equipment and other
battery powered small tools and equipment are kept lubricated, clean and in first class working
order; determine if job needs to be performed by a professional and make such arrangements.
11. Janitorial: (Hall, KPR, QPR and Shuffleboard restrooms and pool areas) Clean floors, bathrooms,
dust; empty trash; clean all bathroom fixtures; wash windows; clean entry and exit doors;
maintain inventory of cleaning supplies; replenish restroom supplies,
12. Miscellaneous: Set up and tear down of tables and chairs for meetings; set up sound system for
meetings;
Job Type: Full-time
Pay: $16.00 - $20.00 per hour
