We are looking for a high potential, experienced, hands-on Maintenance Technician to join the organization. For more information, please visit our website at www.Connect55.com.Perform general property maintenance including, but not limited to: replacing filters and light equipment, painting, plumbing and electrical services, snow removal or light landscaping.Perform routine preventive maintenance to ensure that tools/equipment/machines continue to run smoothly, operate efficiently, and the physical condition of buildings does not deteriorate, including:Assemble, install and/or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment.Clean and lubricate shafts, bearings, gears, and other parts of machinery, as appropriatePaint and repair roofs, windows, doors, floors, woodwork, plaster, drywall and other structuresRepair/replace/reassemble defective equipment parts using hand tools and power toolsMaintain an exceptional knowledge of the operation and maintenance of all hand and power tools. Ask questions to clearly understand proper use and care of equipment.Maintain work site, equipment/supply rooms and vehicle in a neat and organized manner, free of any debris. Ensure tools and materials are appropriately cleaned and stored after use.Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills and wrenches, to precision measuring instruments and electrical and electronic testing devices.Order parts, supplies, and equipment from catalogs and suppliers, or obtain them from storerooms.Plan and lay out repair work using diagrams, drawings, blueprints, maintenance manuals, and schematic diagrams.Maintain accurate mechanical and other building equipment records and inspection reports.Log all work performed on a daily basis including the sites, description of service provided, length of service, and the percentage of completionBe a leader in setting a standard of excellence in maintenance, quality and customer service.Inspect grounds and common areas of properties based on Calamars quality standards.Be proactive in addressing all problems identified through inspections.Attend and participate in all safety meetings and apply information learned on the job. Apply and adhere to all Calamar and OSHA safety standards at all times.Report safety hazards to Facility Manager immediately. Take action to correct hazards.Notify the Leasing Manager of all problems reported by tenants or improper tenant activities or rule violations.Listen with empathy to tenants issues and concerns.All other tasks and responsibilities as requested.Salary Range for this position is $20/hr. - $25/hr. based on experience.Day shiftMonday to FridayOn call
