Job Description
The affordable housing Maintenance Technician is responsible for the overall maintenance and upkeep of the property while promoting company mission, values and culture, as well as acting with the highest level of ethical decision-making at all times.
- Schedules, coordinates, monitors, and performs all maintenance, service requests, and repairs at the employees designated site.
- Documents daily maintenance activity including problems encountered, work completed and vacancy status updates.
- Performs, monitors, inspects, and conducts evaluations with the Community Manager in order to prepare apartments for move in of future tenants.
- Physically walks and inspects the property daily and maintains proper cleanliness and curb appeal.
- Maintains an adequate inventory of property supplies and equipment.
- Inspects, schedules and/or performs minor and routine maintenance on all equipment, company vehicles, and tools.
- Inspects and approves all maintenance supply shipments, organizes all shipping documents; codes and submits billing to Community Manager.
- Tracks and keeps documents available regarding utility shut offs, meter locations, sewer clean outs, and all building systems.
- Maintains a preventative maintenance log and critical systems.
- Reports all liability, property incidents, worker injuries, accidents, emergencies, code violations, and legal and compliance directives to appropriate supervisor and/or corporate contact.
- Maintains cleanliness of common areas including hallways, stairways, community rooms and bathrooms.
- Responsible for trash removal, sweeping, vacuuming, mopping, and wiping down areas.
- Performs snow removal as needed.
- Communicates professionally, respectfully and collaboratively as well as acts with the highest standards of ethical conduct at all times.

- Will need to communicate professionally and appropriately with residents, emergency providers, outside contractors and all staff.
- Must possess mechanical aptitude, skillful use of equipment and tools, and have physical and manual dexterity skills.
- Required to have computer proficiency in Microsoft Office and ability to navigate the Internet.
- Possession and required use of a personal cell phone.
- Must possess a valid driver’s license and New York State motor vehicle insurance along with reliable transportation.
- Must be able to manage a flexible schedule including overtime and be on-call as needed.
- Must be able to walk, move and transport up to 100 lb. loads, bend, stoop, climb stairs, access, and work in confined spaces as well as at heights in excess of 20 feet and have the mobility required to use ladders.
- This position does not have any supervisory responsibilities except as may be assigned from time to time.
- High School Diploma or equivalent.
- 3+ years’ multifamily or construction site management.
- 5+ years’ experience related to carpentry, plumbing, electrical, appliance, HVAC, and building systems.
- Have knowledge of USDA, HUD, REAC, DHCR, or other regulatory agency inspections, investors, owners, local fire, city, county, or state inspections.
- Performs other duties as assigned and commits to promoting company culture, mission and values.
