Responsibilities

POSITION SUMMARY:

Each Maintenance Technician III contributes to the efficient operation of the facility by performing a variety of high-level maintenance functions including: electrical, heating/cooling, plumbing, electronics, generator and all Life Safety Systems.  This TEAMember strives to uphold Tabitha's LIVE2Care Culture and actively embraces Tabitha's Core Values.  As a result, the TEAMember supports Tabitha goals related to dignity, respect, independence, competence, autonomy, personal comfort, safety and security of Seniors/residents/clients (hereinafter, "Seniors/clients").   In addition, the TEAMember contributes to the success of Tabitha through ongoing collaboration with, coworkers, management, volunteers and others in the organization.

 

ESSENTIAL FUNCTIONS:

• Performs building maintenance.
• Operates gas powered, condensing & fire tube boilers and water heaters (if applicable to designated location).
• Operates both water- and air-cooled chillers (if applicable to designated location).
• Performs preventative maintenance on boilers, chillers, pumps, pipes and all related machinery.
• Performs preventative maintenance on VRF heating and cooling Systems, Magic Pack Heating and A/C systems, and water cooled GEO thermal heating and cooling systems.
• Maintains pneumatic and refrigeration systems.
• Performs preventative maintenance on kitchen and laundry equipment.
• Operates automated building control and makes corrections as required.
• Operates, adjusts, and maintains air handling equipment and building generators.
• Performs routine inspections of mechanical rooms.
• Assists Living Community Services team with the installation of new equipment.
• Performs normal Senior/client and TEAMember maintenance requests and provides clear communication regarding work order schedules.
• Installs, repairs and maintains facility equipment to ensure proper operating condition.
• Maintains daily communication through Tabitha's computerized maintenance software.
• Provides "on-call" duties as scheduled by supervisor. Duties include:
  • Answering all emergency calls to communications operator
  • Performing daily equipment checks
  • Providing emergency repairs as needed
• Willingly takes on additional duties and/or assignments, assisting with projects and responding to requests as assigned or as necessary.

Qualifications

COMMUNICATION: Must be able to speak, read, write, and understand the English language including instructions and labels.  Sufficient fluency to be able to understand and follow written and verbal instructions, provide instruction to others, read and understand labels, read warning signs and/or labels, instructions, policies, procedures or other similar documentation,  hold a conversation, participate in meetings, prepare legible, accurate and thorough documentation as required by the job and interact with coworkers and managers effectively.  Ability to recognize and interpret non-verbal cues.  Ability to respond calmly and clearly to emergencies, heavy workloads and changes in priorities.   

PHYSICAL REQUIREMENTS:  Ability to gain access to the work area and then safely perform the duties of the job while utilizing standard and specialized equipment, including but not limited to the equipment described below.  Physical stamina with the ability to perform duties while moving about the work area for the entire shift with few opportunities to sit down and with little or no break between tasks. Strength and stamina sufficient to frequently and continuously lift, push, pull, reach, squat, kneel, bend, carry, twist, pinch, grasp, climb stairs and ladders while carrying supplies, assume and maintain awkward positions while performing duties (such as working to repair an item that is over, under or behind furniture or moving equipment and supplies from place to place) and manipulating various supplies and equipment. Frequent periods of intense activity.  Vision within normal limits (with or without correction).  Must have unrestricted lift/push/pull ability and pass a 75  - pound physical exam demonstrating strength and agility prior to employment and at Tabitha's discretion.    

AGE REQUIREMENT: At least age 18.

EDUCATION: High school diploma or equivalent required. Associate's Degree or Technical/Vocational Degree preferred. Coursework/technical training in engineering systems preferred. Adequate knowledge of building codes, OSHA/other safety requirements, HVAC, plumbing, electrical systems, and the rules and regulations regarding the operation of plant equipment is a strong plus.

EXPERIENCE: Five years related maintenance experience required.  Five years direct healthcare experience preferred. Minimum two years experience working with boiler or energy plant systems preferred.  

CREDENTIALS: Underground Storage Tank (UST) Class C certification preferred. Valid Nebraska Driver's license (unless otherwise allowed by law) and a good driving record required.  Must possess auto insurance at or above Nebraska statutory requirements. Must meet Tabitha's vaccination requirements.
